Job description

Who You Are

The Maintenance Associate supports the day-to-day appearance, cleanliness, and maintenance of the property. This role is responsible for maintaining curb appeal, waste management operations, common area upkeep, suite maintenance, and assisting with repairs and preventative maintenance activities. The successful candidate is service-oriented, proactive, and takes pride in maintaining a clean, safe, and welcoming environment for residents and visitors. The Maintenance Associate works closely with the Facilities Coordinator to ensure operational excellence, resident satisfaction, and the overall presentation of the community.

The ideal candidate is hands-on, dependable, and service-oriented, with a strong work ethic and a commitment to maintaining a clean, safe, and welcoming community. This role requires a proactive individual who takes pride in property appearance, responds effectively to maintenance needs, and supports the day-to-day operations of the building.

Key Responsibilities

Curb Appeal & Property Appearance

  • Conduct daily inspections of exterior grounds, entrances, parking areas, sidewalks, courtyards, terraces, and amenity spaces.
  • Maintain property appearance through litter removal, sweeping, pressure washing, and general cleaning.
  • Ensure building entrances, lobbies, and common areas remain clean, organized, and welcoming.
  • Remove weeds and debris from landscaped areas and hardscapes.
  • Monitor and report exterior deficiencies including damaged signage, lighting, pavement, fencing, and site furniture.
  • Assist with seasonal property preparations including snow clearing support, salting, leaf removal, and seasonal decorations.
  • Support property beautification projects and community improvement initiatives.

Waste Management & Recycling Operations

  • Perform daily inspections of garbage rooms, recycling areas, organics collection areas, and loading zones.
  • Transport waste, recycling, and organics containers as required.
  • Maintain cleanliness and sanitation of waste rooms and disposal equipment.
  • Monitor garbage chute systems and identify operational concerns.
  • Coordinate bulk item storage and disposal procedures in accordance with building policies.
  • Ensure recycling and waste diversion programs are properly followed.
  • Assist contractors and waste haulers with site access and collection requirements.
  • Report illegal dumping, contamination, or resident compliance concerns to the Facilities Coordinator.

Maintenance & Repair Services

  • Complete assigned maintenance work orders in suites and common areas.
  • Perform minor plumbing repairs including unclogging drains, faucet repairs, fixture replacements, and leak investigations.
  • Conduct basic electrical repairs including bulb replacement, light fixtures, switches, and receptacles.
  • Complete drywall patching, painting touch-ups, caulking, and minor carpentry repairs.
  • Assist with appliance troubleshooting, installation, and replacement.
  • Replace filters, batteries, and other routine maintenance components.
  • Respond professionally to resident maintenance requests and complete work in a timely manner.

Unit Turnovers & Suite Preparation

  • Prepare vacant suites for occupancy by completing maintenance repairs and cosmetic touch-ups.
  • Assist with appliance installations and replacements.
  • Complete move-in readiness inspections and deficiency corrections.
  • Coordinate with cleaning contractors and vendors during turnover periods.
  • Ensure vacant units meet company quality standards before occupancy.

Building Operations Support

  • Conduct daily inspections of common areas, mechanical rooms, storage areas, waste rooms, and amenity spaces.
  • Assist with preventative maintenance programs and scheduled inspections.
  • Monitor building systems and report deficiencies requiring contractor involvement.
  • Maintain maintenance supplies, inventory, and storage areas.
  • Support special projects, capital improvements, and building upgrades.
  • Assist with emergency response activities as required.

Health, Safety & Compliance

  • Follow all company health and safety policies and procedures.
  • Utilize tools, equipment, and materials safely and responsibly.
  • Maintain a clean and safe work environment.
  • Report hazards, incidents, and unsafe conditions immediately.
  • Participate in emergency response procedures and on-call rotation when required.
  • Maintain accurate records of completed work orders and maintenance activities.

Resident Service

  • Provide professional, courteous, and respectful service to residents.
  • Communicate effectively regarding maintenance timelines and work completion.
  • Support resident satisfaction through responsiveness and attention to detail.
  • Assist with resident move-ins, move-outs, and building orientation activities when required.

Qualifications & Experience

  • 1–3 years of maintenance, building operations, janitorial, landscaping, or property management experience preferred.
  • High school diploma or equivalent.
  • Experience using hand and power tools safely.
  • Basic knowledge of plumbing, electrical, painting, drywall, and carpentry.
  • Strong customer service and communication skills.
  • Ability to lift up to 50 lbs and perform physical work indoors and outdoors.
  • Ability to work independently and prioritize daily tasks.
  • WHMIS certification considered an asset.
  • Valid driver's license considered an asset.
  • Knowledge of apartment building operations considered an asset.
  • Ability to multitask and manage competing priorities in a fast-paced environment.
  • Proven ability to build positive relationships with internal teams, residents, and external vendors.
  • Detail-oriented, proactive, and committed to service excellence.
  • Flexibility and adaptability as responsibilities evolve from supporting new-build asset launches to managing stabilized operations, with shifting priorities across development, occupancy, and long-term performance.
