Project Manager – Institutional / Complex ICI Construction

Position Overview
An established Ontario general contractor is seeking an experienced Project Manager to join its growing construction team. The company specializes in complex institutional and public-sector construction and currently has a strong pipeline of major projects across the Greater Toronto Area and surrounding markets.
The successful candidate will have direct experience managing technically complex ICI projects, ideally within sectors such as education, healthcare, long-term care, municipal, community, emergency services, affordable housing or other institutional facilities.
This is a hands-on Project Manager position based from the company's head office in Vaughan, with regular interaction with project sites, consultants, owners, subcontractors and internal construction teams.
Key Responsibilities
Manage institutional construction projects from preconstruction and mobilization through construction, commissioning and closeout.
Develop and maintain project schedules, budgets, cost forecasts and procurement plans.
Coordinate closely with owners, consultants, architects, engineers, subcontractors and site personnel.
Manage RFIs, submittals, shop drawings, change orders, contracts and other project documentation.
Review drawings and specifications and identify potential coordination, constructability and scope issues.
Lead project meetings and ensure outstanding issues are followed through to resolution.
Manage subcontractor procurement, tendering, scope review and contract administration.
Monitor project costs, commitments, change management and monthly financial reporting.
Coordinate complex architectural, structural, mechanical and electrical scopes.
Work closely with the Site Superintendent to maintain project schedule, quality and construction progress.
Manage consultant and owner relationships throughout the duration of the project.
Ensure projects are delivered in accordance with contractual requirements, applicable codes, quality standards and company procedures.
Oversee project closeout, deficiency management, commissioning and turnover documentation.
Qualifications
Approximately 5+ years of progressive construction project management experience with an Ontario general contractor or construction manager.
Demonstrated experience delivering complex institutional or public-sector construction projects, preferably in the $20M–$100M+ range.
Strong preference for candidates with project experience involving one or more of the following:
Schools, colleges or universities
Libraries and community facilities
Hospitals, healthcare or medical facilities
Long-term care facilities
Fire, police or other emergency-services facilities
Museums or cultural facilities
Affordable or supportive housing
Other technically complex institutional construction
Degree or diploma in Engineering, Architecture, Construction Management or a related discipline from a recognized institution.
Strong understanding of construction drawings, specifications and consultant coordination.
Experience managing complex mechanical, electrical, structural and architectural interfaces.
Strong knowledge of RFIs, submittals, change management, procurement and construction contracts.
Experience with public-sector procurement and standard Canadian construction contracts is considered an asset.
Strong communication, organization and problem-solving skills.
Ability to manage multiple priorities and resolve complex project issues in a fast-paced construction environment.
Ideal Candidate
The ideal candidate comes from a true institutional construction background rather than predominantly residential, warehouse or straightforward commercial construction.
This individual will be comfortable working on projects involving significant consultant coordination, detailed building systems, multiple stakeholder groups, extensive documentation and technically challenging construction requirements.
They will be capable of independently managing major projects while working collaboratively with the site team and senior management.
