Overview
Director of Real Estate Development
LFL Group is actively seeking to expand our corporate executive team. Reporting directly to the VP of Real Estate Development, the Director of Real Estate Development will be responsible for leading the design and approval process of a large-scale, mixed-use development project in the Greater Toronto Area.
Key Responsibilities :
- Lead the design and approval process of a large-scale, mixed-use development on a 40-acre premier site adjacent to Leon’s Corporate Headquarters in North York.
- Lead efforts to secure a development partner(s) to facilitate the build out of the above development, plus other development projects, where applicable.
- Identify redevelopment opportunities across Leon’s land holdings portfolio.
- Execute store network development plans that align with corporate strategic initiatives.
- Provide leadership and guidance in all aspects of land development including but not limited to site planning, obtaining approvals, forging relationships with appropriate government agency staff, elected officials, stakeholders, etc.
and seeing projects through to completion.
- Preparing development pro formas and return metrics.
- Maintaining project budgets and schedules.
- Assembling design & development consultant teams and establishing open communication with all members.
- Ensuring formal agreements are in place with all project partners, including architects, project managers, consultants, contractors, trades, municipal authorities and utilities.
- Working closely with Leons’ finance team to coordinate (as required) with financing and loan monitor representatives to ensure orderly release of funds.
- Ensuring all potential hidden costs and risk exposure is identified and pre-emptive plans are recommended.
Experience and Qualifications :
- Bachelor’s degree in business, real estate, finance, or an applicable professional designation (e.g. urban planning, engineering).
- 10-15 years’ experience in the real estate / land development industry, with extensive knowledge of the Canadian real estate market and construction processes.
- Exceptional large-scale development project management skills.
- Working knowledge of planning approval processes, including Secondary Plan, Official Plan Amendment, re-zoning, Site Plan, Building Permit, etc.
- Working knowledge with development and maintaining financial pro formas.
- Proven track record managing significant development projects and identifying value creation opportunities.
- Experience building and maintaining effective working relationships and credibility with a broad range of external partners including architects, consultants, government agencies and other external parties and advisors.
- Experience working in an entrepreneurial environment and the personal commitment and motivation to be an essential part of a successful team.

- Decisive, pragmatic, enterprising, motivated and resilient, with the ability to work effectively under pressure, adapt to change, balance shifting priorities, and manage through periods of ambiguity;
