Job description
Based out of corporate office in Vaughan, Ontario, the position is responsible for the Low-Rise portfolio of all communities within various municipalities and reports to the Vice President of Construction for Low Rise and Senior Management. Responsibilities of the position include, but are not limited to: 1. Coordinate the preparation of Preliminary Working Drawings from Project Architect based on pre-approved design criteria and schedule in liaison with Vice President of Construction and the Sales and Marketing Manager. 2. In Liaison with Vice President of Construction, review preliminary working drawings for consistency, correctness and uniformity as it relates to corporate specifications and standards and further ensuring that the design criteria has been achieved. 3. Obtain a final approval of preliminary working drawings from Sales and Marketing Manager. 4. Liaise with Architect to obtain Preliminary Approval of the drawing elevations from Architectural Control. 5. Liaise with Architect regarding comments, concerns or revisions required based on review of preliminary working drawings and coordinate the required revisions with Architect. 1. Maintain process detailed in item #5 above until preliminary working drawings are deemed to be at Pre-Engineering status. 2. At Pre- Engineering status, requisition Truss, Floor and HVAC layouts, engineering and calculations from designated Consultants and/or Contractors. 3. Establish and maintain spreadsheet for control of Project model types and options for efficient management, tracking and reporting. 4. Liaise with Consultants and/or Contractors, as applicable, to ensure the all layouts and packages are received on time and in accordance with the preliminary working drawings. Liaise with Consultants and/or Contractors regarding any discrepancies noted until resolution. 5. Upon receipt of Truss, Floor and HVAC layouts, electronically transfer layouts only to Architect for coordination to attain Final Working Drawings. Liaise with Architect during this process to ensure final drawings are coordinated in accordance with the pre-approved schedule. 6. In Liaison with Vice President of Construction, tender and retain a Structural Engineered for the Project. 7. Provide Structural Engineer with electronic files of final working drawings. Liaise with Structural Engineer and with the required Consultants and Contractors to ensure that structural deficiencies/notes are corrected to the satisfaction of the Structural Engineer. 1. Obtain a FINAL set of working drawings. Drawings are deemed to be final when stamped by Structural Engineer, Architectural Control and any other governing body the applicable municipality deems required. 2. Coordinate, via the Architect, the square footage chart for internal distribution. 3. Control and maintain Final Engineering packages and produce such for the Project /Building Permit Coordinator as required and requested for Building Permit application(s). 1. Upload Final stamped drawings to shared drive for internal and Building Permit application purposes. 2. Assist Project/Building Permit Coordinator, as required, with any aspects of the Building Permit application/approval process. 1. Assist in the registration and upkeep of Energy Star for New Homes with Enerquality and any other governing bodies having jurisdiction in this matter 2. Coordinate drawing requirements for Project Superintendents for Project use, via the General Superintendent, as required. 3. Organize and maintain head office master set of drawings. 4. Liaise with Vice President of Construction on Contractor, Consultant and others various matters as required. 5. Complete miscellaneous correspondence and tasks required by the Vice President of Construction as may be required from time to time. 1. Position, from time to time, will require some daily travel for which compensation will be provided. Accordingly, a valid driver's license and a vehicle are required. 2. Newstar experience an asset but not a must. 3. Basic blue print reading an asset but not a must.
