Our client is a reputable and well-capitalized real estate developer with a strong track record of delivering high-rise, mid-rise, and townhouse communities across the Lower Mainland. They are seeking an experienced Chief Estimator to lead pre-construction cost planning and estimating efforts for residential tower and wood-frame development projects. Key Responsibilities : Lead Class D through A estimating for residential high-rise and wood-frame projectsDevelop early-stage Class D budgets to support pro forma analysis and land acquisitionsPrepare elemental and unit-rate takeoffs using tools such as On-Screen Takeoff, Bluebeam, and ExcelDeliver detailed Class C / B / A estimates with trade input and design progressionMaintain internal cost databases and update regional pricing benchmarks for labour, materials, and subtradesCollaborate with consultants, trades, and internal teams to validate scope, market conditions, and escalation risksSupport design development with cost input and attend coordination meetings as neededAssist with RFPs, bid reviews, construction budgeting, and procurement planningLead value engineering initiatives and identify cost-saving opportunitiesMentor junior estimators and promote knowledge-sharing across the pre-construction teamSupport change order reviews and overall pre-construction strategy with project leadersQualifications : 10+ years of estimating experience, with a focus on residential high-rise and wood-frame developmentsProven ability to deliver accurate Class D to A estimates in a developer or GC environmentProficient in On-Screen Takeoff, Bluebeam, and Excel-based estimating templatesStrong knowledge of construction scopes, local market pricing, and trade sequencing in the Vancouver regionSkilled in cost planning frameworks such as UniFormat and MasterFormatExcellent communication, organizational, and leadership skillsDegree or diploma in Construction Management, Quantity Surveying, or Engineering; PQS designation is an asset Why this Firm?Work directly with ownership on city-shaping projects.Competitive compensation and benefits package.Week off between Christmas and New Year’s.Be part of a reputable, well-capitalized developer with a legacy of delivering quality communities across BC and beyond.
