Compensation: $90,000 - $115,000

About the Company

Our client is a boutique and fast-growing real estate firm with a strong commitment to exceptional tenant experience, operational excellence, and high-quality portfolio management. With a focus on mid-rise residential communities and mixed use commercial suites across Ontario, the team values integrity, collaboration, and high performance.

We are seeking an experienced Senior Property Manager to oversee a mixed use commercial portfolio and lead a team responsible for facilities operations, and tenant relations. This individual will play a critical role in operational leadership, financial performance, and ensuring full compliance with Ontario’s legislative requirements.

Position Overview

The Senior Property Manager will oversee a mixed use Commercial Portfolio comprised of primarily retail, providing operational leadership and strategic oversight across multiple buildings and teams. The ideal candidate has deep experience with Yardi Voyager, strong financial acumen, and proven expertise in Ontario property management legislation, new construction lease-up, and risk management.

Key Responsibilities

Portfolio & Operational Leadership

  • Oversee the day-to-day management of a mixed use Commercial portfolio (retail)
  • Ensure buildings are operated to high standards of cleanliness, safety, and preventative maintenance.
  • Provide mentorship, coaching, and performance management to site teams.

Financial Management

  • Monitor monthly financial performance, variances, and forecasts.
  • Oversee tenant turnover, budgets, unit refurbishment costs, and tenant chargebacks.
  • Ensure cost controls, vendor compliance, and capital planning are executed effectively.

Systems & Reporting

  • Utilize Yardi Voyager extensively for reporting, including:
    • Receivables management
    • Work order analysis
    • Rent roll and performance reporting
  • Ensure data accuracy, operational transparency, and timely reporting to senior leadership.

Legislative Compliance & LTB

  • Maintain expert-level knowledge of the Tenancies Act of Ontario.
  • Prepare for and attend Landlord & Tenant Board (LTB) hearings as required.
  • Ensure all notices, lease documents, and communications are compliant with current legislation.

New Development Lease-Up

  • Support the onboarding and initial operations of new construction
  • Oversee pre-occupancy planning, suite inspections, resident onboarding, and operational readiness.
  • Collaborate with construction, lease-up, and marketing teams to ensure a smooth turnover into stabilized operations.

Risk Management

  • Identify, assess, and mitigate operational risks across the portfolio.
  • Ensure adherence to health & safety standards, emergency protocols, insurance requirements, and preventative maintenance programs.
  • Act as a key decision-maker for incident management and escalation procedures.

Qualifications

  • Minimum 7–10 years of progressive residential property management experience.
  • Direct experience managing commercial units.
  • Proven experience developing and managing budgets.
  • Strong working knowledge of Yardi Voyager and its reporting functions.
  • Advanced understanding of the LTB processes.
  • Experience overseeing site teams including community managers and facilities staff.
  • Demonstrated success in new construction lease-up of commercial units.
  • Strong leadership, financial literacy, communication, and problem-solving abilities.
  • Solid understanding of risk management in a commercial real estate context.
