Job descriptionNATURE AND SCOPE OF POSITION: Linwood Homes provides complete residential construction solutions to customers and its network of dealers. Linwood contracts directly with the homeowner, providing clients with the necessary support, materials, and services to construct their new home as required. A Linwood Project Manager is responsible for the on-the-ground management of between 2 and 20 active residential construction projects within their assigned region at any given time. This role serves as the primary point of contact between Linwood, the homeowner, builders, and trades throughout the full construction lifecycle, from initial project setup through to completion, warranty, and handover. The Project Manager ensures that all projects within their portfolio are delivered on time, on budget, and to Linwood’s quality standards. The Project Manager works closely with the regional Construction Manager, the Interior Design team, and the Linwood Sales team to ensure seamless coordination across all phases of each project. This role requires daily presence across active job sites within the assigned region and involves regular quality inspections, site meetings, and client-facing interactions. A company vehicle is provided, as daily travel between project sites is a core requirement of this position. This is a permanent, full-time role based on typical weekday business hours, with occasional weekend and overtime hours as required. DUTIES AND RESPONSIBILITIES: Core duties: Project Management & Scheduling: - Manage a portfolio of 2–20 concurrent residential construction projects within the assigned region from start to finish. - Create, maintain, and update online construction schedules for each active project using BuilderTrend, Microsoft Projects and OnePlan or other project management software when needed. - Monitor project progress against schedule milestones and proactively address delays or risks. - Organize and track all required permits, approvals, and municipal inspections for each project. - Ensure all local (municipal) inspections are scheduled, attended, and recorded as required. - Maintain the provincial New Home Warranty Program for all projects within the portfolio. - Issue customer invoices and collect payments in accordance with the construction contract and Linwood payment terms. - Ensure customer progress payments are coordinated with the construction schedule. - Meet or exceed Linwood margin targets across all assigned projects. Site Visits, Quality Control & Inspections: - Conduct daily site visits across all active projects within the assigned region. - Perform regular quality checks and inspections at key construction milestones to ensure work meets Linwood standards. - Schedule and conduct formal job-site inspections and meetings, and maintain detailed reports. - Identify and resolve quality deficiencies in a timely manner, coordinating with builders and trades as required. - Enforce and maintain all written job-site Occupational Health & Safety (OH&S) policies at every site. - Document site conditions, progress, and issues through photographs and written reports. Builder & Trades Coordination: - Source, qualify, and manage builders, subcontractors, and trades across all assigned projects. - Maintain and update the trade network database for the region. - Manage and maintain subcontractor Work Orders in alignment with project schedules and budgets. - Resolve on-site conflicts between trades and ensure effective sequencing of construction activities. Client & Change Order Management: - Serve as the primary on-the-ground point of contact for homeowners throughout the construction process. - Manage and maintain customer Change Orders, obtaining required approvals and distributing documentation as required. - Manage client expectations proactively, maintaining clear and professional communication throughout each project. - Participate in Pre-Delivery Inspections (PDI) and assist with home closing and orientation meetings. Collaboration & Reporting: - Work closely with the Interior Design team to ensure the Fit & Finish process is coordinated with the construction schedule. - Collaborate with Linwood Sales Representatives throughout the project lifecycle to support a seamless client experience. - Provide regular project status reports to the regional Construction Manager. - Actively participate in scheduled management review meetings as requested. - Provide ongoing feedback and updates to the construction costing database. - Support and promote the Linwood brand in all client, trade, and community interactions. - Provide a positive customer service experience for clients and obtain positive reviews at the close of projects. Non-core duties: - Assist with the maintenance of service vehicles as required. - Maintain corporate and site signage, inventory, and related materials within the region. - Any other duties as required to support the business. DESIRABLE EDUCATION AND EXPERIENCE: - College/University or Trade School education in Construction Management, Building Technology, or a related field. - Certified Project Management Professional (PMP) designation or equivalent certification an asset. - Minimum 10+ years of experience in new home or residential and luxury construction, including both urban and rural projects. - Proven experience managing multiple concurrent construction projects. - Experience working with a provincial New Home Warranty program. - Experience with contract and supply chain management. - Proficiency with BuilderTrend or equivalent construction project management software. - Valid driver's licence with a clean driving record required. - Tarion customer service relations certification an asset COMPETENCIES: - Thorough knowledge of Residential Construction Technology and construction sequencing. - Strong understanding and comprehension of engineered drawings, details, and technical data. - Practical knowledge of the applicable Provincial Building Code(s) for the assigned region. - Practical knowledge of provincial New Home Warranty programs and PDI processes. - Certified Project Management professional with demonstrated ability to manage multiple concurrent projects. - Quality Control: rigorous attention to detail with the ability to identify and address deficiencies efficiently. - Site Inspection skills: ability to assess construction quality, safety compliance, and progress at each stage of the build. - Advanced communication skills, verbal and written, with the ability to manage client expectations professionally. - Financial Planning & Management: ability to track project costs, manage budgets, and meet margin targets. - Problem Solving: ability to identify issues on-site and develop timely, practical solutions. - Skilled in Time Management and maintaining time-sensitive schedules across a multi-project portfolio. - Complete Microsoft Office Suite intermediate skills are required. - BuilderTrend or equivalent project management platform – intermediate to advanced. - Ability to work independently and manage time effectively while working across multiple job sites daily.
