ABOUT THIS CAREER OPPORTUNITY
Black & McDonald Limited's Service Team is actively seeking a Technical Asset & Lifecycle Specialist based out of our Markham office, responsible for supporting asset lifecycle management, facility condition assessments, capital planning, and data-driven decision-making for client facilities. The role combines technical analysis, research, reporting, and field assessments to develop long-term asset management strategies, lifecycle forecasts, and capital investment plans.

The successful candidate will work closely with clients, facility managers, operations teams, consultants, and project stakeholders to evaluate building assets, identify improvement opportunities, and provide recommendations that optimize asset performance, sustainability, risk management, and capital expenditures.

KEY RESPONSIBILITIES

Asset Lifecycle Management & Capital Planning

• Support the development and continuous improvement of lifecycle asset management within the department.
• Coordinate and conduct infield facility equipment inspections and equipment asset tagging, when required.
• Consolidate, maintain, and improve site-specific asset inventories, condition assessments, and asset management data.
• Analyze maintenance records, asset history, inspection findings, and lifecycle data to develop capital planning recommendations.
• Assess asset condition, performance, deficiencies, and remaining useful life.
• Verify data accuracy and maintain high-quality asset records and reporting documentation.
• Create and maintain lifecycle replacement forecasts and long-term capital plans spanning 5, 10, 20 years, or other client-defined planning horizons.
• Develop asset replacement priorities based on condition, risk, criticality, and remaining useful life.
• Prepare lifecycle and capital planning reports, recommendations, and supporting documentation.
• Support annual updates to lifecycle plans and building condition assessment databases.
• Collaborate with internal sustainability and energy management teams to identify energy efficiency and asset optimization opportunities.
• Incorporate sustainability principles into lifecycle and capital planning recommendations.

Data Analysis & Reporting

• Generate, review, and interpret reports from multiple data sources.
• Perform detailed analysis to identify trends, risks, opportunities, and investment priorities.
• Develop meaningful recommendations based on asset performance, condition, and lifecycle requirements.
• Ensure accuracy and completeness of information provided to management and clients.
• Monitor and report on contract KPIs, SLAs, and other performance metrics, where required.

Stakeholder & Project Support

• Coordinate with project teams to support project scoping and capital project development.
• Interact with support teams, clients, facility managers, trades personnel and internal stakeholders.
• Act as a subject matter expert for lifecycle asset management processes, systems, and reporting when required.
• Perform other duties as assigned.

COMPETENCY REQUIREMENTS

EDUCATION REQUIREMENTS

• Diploma or degree in Engineering or Building Science or Sustainability Management.
• Recognized Professional Engineer of Ontario or Certified Engineering Technologist designations would be considered an asset, or equivalent industry experience.

WORK EXPERIENCE REQUIREMENTS

• 1-3 years of work experience in lifecycle management, sustainability management, energy management, consulting, and/or sustainable facilities management field.
• Knowledge of building science, mechanical and electrical systems, facility control systems, smart building technologies, and energy management strategies
• Knowledge and experience with various software including MS Office, asset management software, etc.
• Familiar with RSMeans and experience with costing/estimating.
• Experience with condition assessments of building systems.
• JD Edwards or an Oracle-based ERP system is an asset
• Understanding ASHRAE Standards, and other best practices for asset management.

The expected salary range for this role is between $60,000 - $75,000 per year. The starting salary will be determined based on several factors such as the successful candidate's qualifications, including but not limited to education and experience. Base pay is one component of Black & McDonald's total rewards package. Total rewards vary by position and may include additional offerings such as group insurance benefits, pension plan, annual discretionary bonus, career development programs, and other HR programs.
