Job description

Building Operator at CBRE

Location : North Vancouver, British Columbia, Canada

About The Role

As a CBRE Building Operator, you will be responsible for maintaining small to medium‑sized buildings, building systems, and equipment.

This position is part of the Engineering and Technical Services job function. Your responsibilities include providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do

  • Perform daily rounds and log readings
  • Review and complete daily entries into the engineer's log; investigate any issues
  • Complete preventative / demand maintenance tasks and input histories into Computerized Maintenance Management System (CMMS) as needed; report required changes to supervisor
  • Start‑up and shutdown building infrastructure equipment
  • Ensure maximum energy efficiency, inspect, operate, maintain, and repair mechanical / electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
  • Perform repairs such as replace washers / faucets, clear sinks, toilets and drains, clear grease traps / sumps, re‑pack valves, replace pumps / motors, reset breakers, repair pipe systems, etc.
  • Maintain fan / air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements
  • Conduct water treatment tests
  • Conduct generator tests
  • Troubleshoot / repair all building infrastructure equipment
  • Escalate unusual events, occurrences or unsafe conditions to supervisor
  • Respond to tenant requests and emergencies
  • Oversee work of contractors / outside service providers to ensure adherence to contract specifics and company / industry standards
  • Participate in meetings as required
  • Pump teardown / minor repairs / alignment
  • Perform general building maintenance / repairs (e.g., painting, drywall, grounds maintenance)
  • Assist other classifications / trades as required
  • Other duties as assigned

What You’ll Need

  • A background in electrical or mechanical engineering is preferred
  • 4th or 5th class Operating Engineer qualification is an asset
  • Minimum 2–5 years of experience in the operation and maintenance of facilities
  • Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook)
  • Working knowledge of CMMS and Building Automation System (BAS)
  • Willingness to work in shifts, on weekends, and be on‑call
  • Applicants must be currently authorized to work in Canada without the need for visa sponsorship now or in the future

    Compensation and Benefits

    The salary being offered for the Building Operator position is between $53,000 and $63,000 annually, depending on qualifications and experience.
