Notre portefeuille se compose d’immeubles commerciaux loués essentiellement par des locataires vendant des biens de première nécessité et nous bénéficions de notre relation stratégique avec Les Compagnies Loblaw Limitée, le plus important détaillant au pays. Nous possédons également un portefeuille d’immeubles industriels, résidentiels et de bureaux concentrés dans des marchés très attrayants d’un bout à l’autre du Canada.

Les principaux objectifs de l’analyste principal(e) -Gestion des actifs sont de contribuer à l’amélioration de la valeur des propriétés du portefeuille commercial. Relevant du ou de la vice-président(e) associé(e), Gestion des actifs, l’analyste principal(e) sera principalement responsable d’évaluer les tendances du marché et l’information pertinente sur les propriétés afin d’élaborer des stratégies et des modèles financiers rentables pour chaque actif du Québec et de l’Atlantique. Cela comprend la collaboration avec les services de location, d’exploitation, de transactions et de développement à l’interne et à l’externe.

Principales responsabilités :

Rendement et rapports financiers :

  • Collaborer avec le ou la vice-président(e) associé(e), Gestion des actifs pour optimiser le rendement financier du portefeuille. Analyser et obtenir des renseignements sur le rendement actuel et projeté, et sur les facteurs de risque du portefeuille.
  • Participer à la production de rapports de fin de trimestre, y compris les recommandations pour les provisions, les tendances, les transactions locatives conclues au cours du trimestre et les analyses d’écart de loyer.
  • Aider le ou la vice-président(e) associé(e) à établir le budget annuel des propriétés et prévoir les informations nécessaires à la rédaction des rapports.
  • Passer en revue et communiquer les résultats régionaux, mensuels et trimestriels du revenu net d’exploitation afin d’assurer l’exactitude des renseignements.
  • Créer, améliorer et gérer divers rapports et analyses internes, en collaboration avec d’autres départements.
  • Passer en revue et suivre les travaux du bailleurs, les incitatifs à la location et les commissions de location.
  • Participer à l’analyse financière et / ou des risques financiers et de crédit pour toutes transactions de location (nouveaux baux, renouvellements, ententes de cession, rachats de bail, reports ou réductions de loyer et résiliations).

Stratégie et plan d’action des actifs :

  • Participer à l’exécution des plans d’actifs mis en place pour l’atteinte des objectifs financiers du portefeuille de Propriétés de Choix.
  • Fournir des analyses économiques et financières pour les nouveaux baux et les renouvellements des locataires majeurs afin de soutenir les négociations, les projets de développement envisagés et les projets de dépenses en capital.
  • Exécuter d’autres tâches liées à l’immobilier et au portefeuille d’actifs, selon les besoins.
  • Relations entre partenaires :

  • Implication active dans l’uniformisation des rapports de gestion pour les partenaires, y compris, mais sans s’y limiter, les revenus mensuels, les recevables, les demandes en capital, les budgets et les prévisions financières.
  • Passer en revue les activités de location, y compris l’entrée de données dans les plateformes d’approbation.
  • Profil recherché :

  • Trois à cinq ans d’expérience pertinente en gestion des actifs;
  • Bonne compréhension des principes d’évaluation immobilière et des flux de trésorerie;
  • Souci du détail;
  • Capacité à utiliser son esprit critique et ses compétences analytiques afin de faciliter les prises de décision dans un environnement dynamique;
  • Habilités à développer et entretenir des relations d’affaires avec des intervenants internes et externes (locataires, courtiers, etc.);
  • Excellentes aptitudes interpersonnelles, de gestion du temps et d’organisation;
  • Expérience avec ArgusEnterprise, Power BI un atout;
  • Bilinguisme (communication orale et écrite), tant en français qu’en anglais est un atout important.

    The Senior Analyst, Asset Management’s primary goals are to enhance and create further property value through all aspects within the retail portfolio. Reporting into the AVP, Retail Asset Management, the Senior Analyst will primarily be responsible for evaluating market trends and property specific information to develop strategies and financial models for each asset and region, which includes working with our leasing, operations, transactions, and development departments to execute on these strategies.

    Key Responsibilities :

    Financial Performance & Reporting :

  • Working closing with the AVP, Asset Management to optimize the financial performance of the portfolio and analyze and gain insights on portfolio performance and risk factors.
  • Assist with all quarter end reporting, including recommendations for provisions, market trends, and lease deals completed in the quarter with rent spread analysis.
  • Assist the AVP with the annual property budget and reforecast information required for reporting.
  • Review and communicate regional, monthly, and quarterly NOI results to ensure accuracy and gain insights on portfolio performance, risk factors.
  • Creation, enhancement, and management of various internal reporting & analytics, often in cooperation and collaboration with other departments.
  • Review LLW, TI, and commissions payments to ensure we are tracking to budget.
  • Assist with financial analysis and / or covenant review for lease transactions of any type (new lease, renewals, surrender arrangements, lease buyouts, rent deferrals / abatements and terminations)
  • Asset Strategy :

  • Assist with implementation of asset plans for designated region and achieve financial objectives for Choice’s income property portfolio.
  • Provide economic and financial analytics for major new and renewal tenant leases to support negotiations, contemplated development, and capital enhancement projects.
  • Support other real estate and alternative asset portfolio related duties as assigned.
  • JV Partners :

  • Assist with standardizing formal operational reporting for JV partners, including but not limited to monthly revenue, AR reports, capital requests, budgets, and forecasts.
  • Review lease activity, including data processing for approval workflow.
  • Qualifications :

  • 3-5 years of relevant experience in Asset Management;
  • Strong understanding of property valuation and cash flows process & principles;
  • Superior attention to detail;
  • Ability to utilize critical thinking, analytical and decision-making skills in a fast-paced environment;
  • Experience building relationships with internal and external stakeholders (tenants, brokers, etc.);
  • Excellent organizational, time management and interpersonal skills;
  • Experience with Argus Enterprise is considered an asset;
  • Fluently bilingual (oral and written communication skills) in both French and English is considered a strong asset.
