My client, a growing property management company and investment firm, are looking to find a Director of Residential Operations to join their team. Reporting into the executive team, you will oversee a high-performing team and a large portfolio of residential units across the prairies. You will be actively involved in collaborating and implementing efficient and effective strategies cross-departmentally. Please note this is an 100% in-office role with periodic travel across the region.

Key Responsibilities:

  • Provide hands-on, proactive leadership for the day-to-day operations of a multi-property residential portfolio across the region, ensuring consistent performance, operational stability, and strong resident satisfaction.
  • Lead, coach, and support Property Managers and their teams by setting clear expectations, maintaining visibility, and actively guiding execution during both routine operations and high-pressure situations.
  • Oversee property management operations with a focus on asset optimization, regulatory compliance, standardized processes, and strong resident relationships.
  • Partner closely with senior leadership to communicate and execute corporate and regional objectives, ensuring alignment through regular portfolio-level and regional performance reviews.
  • Manage operating budgets and financial performance, including monitoring expenses, capital expenditures, cash flow, occupancy, and revenue optimization.
  • Provide clear direction to property management teams, ensuring consistent leasing performance and operational best practices.
  • Deploy and execute asset management strategies across the residential portfolio, translating strategy into practical, on-the-ground execution.
  • Develop and implement operational and capital improvement plans in collaboration with capital planning and facilities teams to support long-term portfolio performance.
  • Drive standardization of operational processes across existing properties and new acquisitions through cross-functional collaboration and structured cadence meetings.
  • Actively develop team capability through performance management, coaching, mentoring, job shadowing, and constructive feedback, with a strong focus on accountability and continuous improvement.
  • Demonstrate visible, engaged leadership to deliver best-in-class customer service, maintenance standards, and property operations.
  • Promote and model company values within the organization and the broader community

Key Qualifications:

  • 7+ years of residential property management experience, with a minimum of 2 years in senior leadership positions
  • Hands-on and proactive leadership experience and skill
  • Experience with common property management softwares
  • Strong financial acumen and experience with managing budgets and driving NOI
  • Excellent communication skills, both oral and written
  • Experience with capital projects, vendor and supplier maintenance, tenant relations, market research, investor presentations, leasing strategies
  • Reliable, driven and self-motivated with multiple competing priorities.
  • Extremely organized in a fast-paced industry
  • Passion for the residential real estate industry and team mentorship

Compensation:

The successful candidate will receive a competitive annual base salary + performance bonus/incentives + comprehensive benefit package.
