EY’s SaT Real Estate is one of the largest integrated real estate practices in Canada, providing strategy, valuation and transaction services to real estate owners, developers, investors, lenders and users.

  • Strategic Advisory Services We help clients to achieve their potential from development to disposition of assets and all steps in between, including oversight, governance, highest and best use and portfolio rationalization.
  • Valuation Advisory Services Our team has been involved with some of the largest and most challenging real estate valuations for the purposes of disposition, purchase price allocation of multi-billion dollar transactions, shareholder disputes, butterfly transactions, litigation and restructuring.
  • Transaction Advisory Services We provide an integrated service offering that supports the client through every step of the transaction process from strategy development through to transaction execution and closing.

Your key responsibilities :

As an Associate, you will have the opportunity to work and become a leader within our SaT Real Estate specialty practice.

You will have an integral role that involves working closely with other members of the rapidly growing national team to execute a variety of real estate mandates.

  • Valuation Expertise : Conduct comprehensive valuations of various commercial real estate assets and portfolios, supporting diverse engagements including core valuations / appraisals, transactions, litigation and due diligence.
  • Market Analysis : Leading the synthesis of real estate market trends and emerging insights, overseeing the collection and analysis of demographic and socio-economic indicators, and ensuring the maintenance of competitive market data to drive valuations, appraisals, competitive and industry analyses, and negotiation strategies.
  • Data Compilation and Analysis : Gather and analyze pertinent company and industry data from diverse sources such as transaction databases, industry publications, financial statements, and public disclosures.
  • Financial Modeling : Develop and maintain valuation excel models (including direct capitalization and discounted cash flow), as well as financial models for other purposes, such as development projects.
  • Market Monitoring : Continuously monitor Canadian real estate market trends and stay abreast of major transactions and industry developments.
  • Presentation and Client Deliverables : Take an active role in the preparation of both internal and external presentations to effectively communicate valuation findings and insights.
  • Business Development : Support the team in business development and marketing initiatives nationwide to expand client base and enhance market presence, including the preparation of proposals, pitches and other pre-engagement activities.

Ideal qualifications for this position include :

  • Experience : Minimum of 5 years in the real estate industry, with at least 3 years focused on appraisal work.
  • Educational Background : Undergraduate degree, preferably in real estate, finance, commerce, or accounting.
  • Professional Designation : AACI designation or actively pursuing accreditation.
  • Diverse Real Estate Exposure : Experience across various real estate sectors including retail, industrial, office, multi-family, and development land.

Familiarity with multiple Canadian markets is advantageous.

  • Valuation Proficiency : Proficient in various valuation methods including the income approach, direct comparison, and cost approach.
  • Market Knowledge : Strong understanding of Canadian commercial real estate fundamentals, key value drivers, risks, and opportunities.
  • Technical Skills : Working knowledge of Argus, CoStar and Altus databases, strong proficiency in Excel, and advanced financial modeling capabilities.
  • Coaching : Experience in coaching junior team members and provide mentorship to foster their professional growth and development.
  • Communication Skills : Effective written and oral communication skills to convey complex insights clearly and persuasively.
  • Project Management : Strong project management and multitasking abilities to manage diverse valuation projects simultaneously.

Ability to systematically handle a heavy workload and consistently meet stringent deadlines.

  • Detail oriented : Exhibiting meticulous attention to detail, ensuring a comprehensive understanding of assignments and the relevance of research conducted.
  • Deadline driven readiness to periodically work irregular or extended hours, as necessary to fulfill deliverable deadlines.
  • Team Player : Ability to thrive in a dynamic, fast-paced team environment, collaborating effectively to achieve common goals.

The successful candidate for this position will have strong written and verbal communication / presentation skills, deep real estate market knowledge, superior analytical skills, demonstrated project and / or people management skills and have been recognized for their participatory attitude and high levels of creative energy and enthusiasm

The salary range for this job in British Columbia is $83,000 to 125,000. Individual salaries within this range are determined through a wide variety of factors including but not limited to education, experience, knowledge, skills and work location city.
