The Development & Investment Coordinator will have a multifaceted role responsible for supporting the execution of Bertone’s investment & development strategies.
This candidate will be exposed to many asset classes while working alongside internal and external stakeholders. To succeed, excellent personal organization and time management skills are required to support projects ranging from summarizing leases and asset research to assisting in the preparation of development proformas, working with professionals and the internal team.
Accumulating information from all sources, the candidate must provide the requisite research to help the Development & Investment team create superior value for Bertone.
Responsabilities
- Assist the Investment and Development team in the analysis of real estate opportunities;
- Examine potential uses for future assets through benchmarking and evaluation of comparable projects;
- Provide analytical support to determine the financial feasibility of a project through the preparation of development proformas;
- Assist in evaluating the business strategy and tenant mixes for existing assets;
- Analyze lease documents including the validation of financial parameters and summaries;
- Research zoning specifications and surrounding environments of assets;
- Accumulate market information to help inform the developmental direction for each asset;
- Perform market research on asset classes in non-traditional sectors such as life sciences, data centers, and automated parking.
- Coordinate & track the project delivery schedule and budget
- Work with development and construction team to coordinate project planning Source project consultants and proposals, participate in scope determination, contract negotiations and manage the consultant procurement process
- reviewing and monitoring budgets and schedules and following up on action items
- coordinate all facets of the ESG elements of the project
- Effectively control and monitor project costs using internal job cost reports
- Prepare financial models and pro-forma investment analysis for various components of development projects as required to ensure project objectives are being met
- Provide input in the coordination and management of presentations and marketing collateral to support sales or leasing initiatives and actively participate in promotional activities including attending industry conferences and events
- Assist with all aspects of the development process, including modeling and evaluation, sensitivity analysis, due-diligence review, preparation of authorization memos, and closings and collaborate with internal and third-party teams to secure development mandates for projects
- Prepare and present investment summaries and briefs along with monthly, quarterly and ad hoc reports for active projects and ensure tracking to approved financial and timing expectations
- Maintain a strong understanding of local initiatives and trends related to development in the local market and general understanding of the regulatory environment (planning, transportation, environmental, building code, etc.
as it relates to current and potential projects
- Engage professionally with outside consultants, advisors, brokers and legal counsel and represent Bertone publicly, including participating in stakeholder meetings and relevant provincial and federal departments
- Coordinate research and assess viability of available federal or provincial grants or incentive programs that may benefit development projects
- Ensure execution of projects through to the end of construction and / or deliveries of the asset
- coordination and close out all project deficiencies
- Post construction participate in finalizing all close out documentation
- Ensure smooth transition of the project to the Property Management team
- Comply with all Company policies and procedures
