THE ROLE :

The Senior Director role will have direct oversight over a portfolio of upscale, midscale, select service, and limited-service hotels.

This leader will represent ownership at the table with our hotel operators and ensure there is effective communication between InnVest’s corporate office functions, the hotels operating team and the management company.

RESPONSIBILITIES :

The duties and responsibilities for the Senior Director, Asset Management include, but are not limited to the following :

  • Establish a strategic vision for each asset to ensure superior long-term asset positioning relative to the competitive market.
  • Maximize asset performance in Asset Management’s scorecard KPIs : Bottom-line PerformanceFlowthrough / MarginsMarketshareGuest SatisfactionEmployee Engagement
  • Work in collaboration with the hotel and capital project teams, establish the capital plan for the hotel to ensure the long term superior competitive positioning of the hotel.
  • Perform quarterly visits to the hotels to review performance, visit competitive set hotels, and handle any other matters.
  • Conduct monthly conference calls with hotel teams to stay abreast of performance dynamics within each market.
  • Handle any lease negotiations where hotels have leased spaces and ensure real estate is maximized.
  • Assist with management contract renewals, amendments, and compliance.
  • Maintain strong relationships with hotel teams and with teams at management companies.
  • Facilitate communication between the hotel and InnVest corporate functions such as Capital & Procurement, Technology, Treasury, Investments and Finance.
  • Review the Annual Business Plan with the hotel and management company and assist with the business plan rollup for presentation to the InnVest Board of Directors.
  • Review and approve capital requests through Quickbase approval system.
  • Review and strategize on collective bargaining mandates for unionized hotels.
  • Utilize relative benchmarking reports and other tools to ensure hotels are efficiently managing expenses.
  • Collaborate with peers on Asset Management team on various activities such as planning annual General Managers conference, annual strategic planning, and contingency planning exercise.
  • Assist with quarterly reporting initiatives.
  • Develop expertise in the respective real estate sector.
  • Collaborate with peers in Asset Management.
  • Assist with special ad-hoc projects and initiatives, as assigned.

COMPETENCIES WE ARE SEEKING :

  • Bachelor’s degree or greater in Business Administration, Accounting, or related discipline.
  • Hotel asset management or operating experience with 7+ years of related experience within operations, investments, and / or asset management.
  • A proven track record and demonstrated emphasis of generating results over time.
  • Proven experience with customer segmentation and revenue strategies.
  • A strong understanding of a hotel operating statement.
  • Personal and confident with the ability to persuade and challenge General Managers and hotel senior management with skill and tact.
  • Ability to travel within Canada.
  • Experience understanding the value drivers of a hotel investment.
  • Leadership experience leading and motivating teams of experienced and skilled personnel.
  • Ability to speak and write French will be considered a definite asset.

Mental Effort required to perform the job :

  • Frequent mental attentiveness and listening is required when dealing with Asset Management tasks.
  • Frequent mental effort is required in multi-tasking, handling interruptions, and / or Employee / Manager queries, which require constant refocusing.
  • Frequent mental effort is required in meeting stringent deadlines.
  • Frequent levels of concentration required for accuracy when dealing with Asset Management tasks and initiatives.

Physical Effort required to perform the job :

  • Continuously requires manual dexterity speed and hand / eye coordination for work at a computer.
  • Periodic lifting of computer hardware and administrative materials such as laptops, physical files, binders, etc.

Responsibility for Resources :

  • Responsible for work area.
  • Responsible for confidential Asset Management and Finance documents, equipment, and protocols related to the company.

Working Conditions

  • Continuously working at a workstation assigned by the Manager.
  • Continuously working in a climate-controlled office.
  • Frequently travels to properties, as required.
  • Frequent meetings (in-person, virtual) to discuss various Asset Management subject matter.
  • Temporary hybrid working arrangement, subject to change.
  • Regular working hours, as required.
  • Flexible working hours, as required.
