Job description
The business administration sector is evolving, and we are looking for a Real Estate Property Manager ready to take on significant challenges. This role is not solely focused on maintenance; it is a position of trust where you will collaborate with management to maximize the value and performance of a diversified real estate portfolio.

As a Real Estate Property Manager, you will lead various files ranging from legal compliance to the management of major construction sites. This position is ideal for a proactive individual who wishes to influence the operational decisions of a growing company.

Linguistic Requirements and Bilingualism
The incumbent will be required to interact with partners located outside of Quebec. An intermediate level of English is therefore necessary for approximately 20% of current tasks, ensuring fluid coordination on a national scale.

Responsibilities
• Supervise all tenant requests and ensure rigorous operational follow-up.
• Plan and direct repair, maintenance work, and construction projects.
• Validate the accuracy of technical documents, including plans, specifications, and service contracts.
• Negotiate agreements with suppliers and coordinate bidding processes.
• Manage technical teams as well as external subcontractors.
• Establish and monitor operating budgets and capital expenditures (CAPEX).
• Administer the monthly billing cycle and ensure compliance with budget forecasts.

Qualifications
• 5 to 7 years of experience in commercial property management or construction.
• Higher education in real estate, management, or a related field.
• Proficiency in Microsoft 365.
• Knowledge of HOPEM software (an asset).
• Functional English required for collaboration with out-of-province stakeholders.
• In-depth technical expertise in building maintenance and mechanical systems.
• Strong negotiation skills and a strategic commercial vision.
• Demonstrated ability to mobilize and mentor business partners.
• Advanced analytical skills for solving complex problems.
• Autonomy and the ability to optimize existing operational processes.
