Job descriptionOversee day‑to‑day management of the properties. Develop and update operating procedures, ensuring compliance with legislative and regulatory requirements and emergency response plans. Conduct regular property inspections to maintain high operational and appearance standards. Plan and manage capital projects, including building and leasehold improvements. Administer leases to ensure all requirements are met. Collaborate with Leasing to support budgeted leasing projections. Stay current on market trends, competitor activities, and community initiatives that affect the property. Lead and develop a successful retail center management team in a proactive, team‑centric manner. Champion the retail center’s community presence and positioning. Maintain excellent tenant relations through consistent personal contact and high‑quality service. Oversee bi‑annual tenant surveys, ensuring survey distribution, follow‑up, and resolution. Prepare and manage property revenue and expenses, including budgeting, financial statement analysis, and monthly reporting. Ensure accurate tenant billings, year‑end adjustments, and lease compliance. Maintain accounts receivable at acceptable levels. Perform other duties as assigned. 4+ years of related experience with a multi‑site portfolio; post‑secondary courses in property management or a university degree preferred. Strong service ethic and commitment to BGO’s values; excellent communication skills with owners, tenants, and team members. Skill in managing multiple priorities, tight deadlines, and changing circumstances with detail orientation. Strategic decision‑making ability, innovation, and adaptability. Intermediate proficiency in Microsoft Office (Word, Excel, Outlook) and Yardi asset management system. Criminal verification check required. Mid‑Senior level Full‑time Sales and Management

The Expected Base Pay Range : $85,000.00–$105,000.00. Base pay may vary based on location, experience, and qualifications. Eligible employees participate in incentive compensation plans and a broad range of competitive benefits.
