As we embark on an exciting phase of expansion, we are seeking a dynamic Senior Director, Planning and Development professional with an entrepreneurial spirit to join our high-energy team.

Position Overview

The ideal candidate will play a key role in leading the planning, design, and execution of complex real estate mixed use, commercial and residential development projects.

This position requires a deep understanding of land use planning, zoning regulations, real estate markets and project management, as well as strong leadership and communication skills.

Key Responsibilities

1. Strategic Planning :

  • Develop and execute strategic plans for real estate development projects, considering market trends, community needs, and regulatory requirements.
  • Conduct feasibility studies and financial analysis to assess the viability of potential projects.
  • Identify and assess opportunities for optimizing project proposals to enhance overall efficiency and effectiveness.

2. Zoning and Entitlements :

  • Navigate zoning regulations, land use policies, and entitlement processes to ensure compliance and maximize development potential.
  • Work closely with government agencies, consulting teams, architects, and legal teams to secure necessary approvals and permits.

3. Project Management :

  • Oversee the entire lifecycle of development projects, from initial concept through design, construction, and delivery.
  • Collaborate with cross-functional teams to ensure projects are completed on time, within budget, and to the highest quality standards.
  • Foster a culture of innovation within the project team, encouraging new ideas and approaches.

4. Community Engagement :

  • Foster positive relationships with local communities, stakeholders, and government entities to enhance project acceptance.
  • Organize and participate in public meetings, hearings, and outreach efforts to gather input and address concerns.

5. Market Research and Analysis :

  • Stay informed about real estate market trends, competitive landscapes, and emerging opportunities.
  • Utilize market research to identify potential development sites and inform decision-making processes.

6. Collaborative Leadership :

  • Collaborate with cross-functional teams, including design, construction, legal, and finance, to drive successful project outcomes.
  • Inspire and mentor team members, promoting a culture of continuous learning and growth.
  • Develop and implement comprehensive training programs for staff at all levels.

Required Knowledge and Experience

  • Bachelor's or Master's degree in Urban Planning, Real Estate Development, Architecture, or a related field.
  • Minimum of 15 years of experience in planning and development roles within the real estate industry.
  • In-depth knowledge of Ontario zoning regulations, land use policies, and entitlement processes.
  • Proven track record of successfully managing and delivering complex real estate development projects.
  • Strong analytical and financial modeling skills.
  • Excellent communication and negotiation skills.
  • Ability to lead cross-functional teams and collaborate effectively with internal and external stakeholders.
  • Computer literate with strong knowledge of Microsoft Office (Excel, Word, Outlook, Powerpoint)
