Job Description
An established Toronto developer with a traditional Monday to Friday office culture is seeking an entrepreneurial Real Estate Capital Raising & Development Manager to lead capital raising and feasibility assessment for a variety of projects ranging from low-rise infill residential to mixed-use mid-rise developments.
Real Estate Capital Raising & Development Manager will work in collaboration with senior leaders to identify new development opportunities by leveraging their connections to grow the investment and project portfolio.
Responsibilities
Spearhead business development activities including capital raising proposals, networking with potential private investors, responding to RFPs, etc.
Leverage your network to lead capital raising for a variety of real estate investment projects.
Collect and analyze market data to support capital raises.
Develop detailed pro forma financial models to be used in the assessment of project viability.
Critically evaluate and present the financial metrics (e.g. IRR, Yield on Cost, Development Profit, Investment Multiple) for each new investment opportunity, including oversight of supporting assumptions and relevant market research.
Manage acquisition due diligence and engage and direct third-party professionals and consultants.
Negotiate with property owners to complete real estate transactions.
Participate in the ongoing execution of asset / development management plans for acquired properties.
Requirements
Exceptional leadership and communication skills, both verbal and written, and the ability to develop and maintain productive business relationships.
An eagerness for investment sales and securing financing through your networks.
A proven track record of securing capital raises with private investors.
Strong understanding of real estate finance and investment principles, ideally combined with 5+ years of experience in the residential real estate industry, including land assemblies, severances, municipal land development processes and mixed-use developments.
Post-secondary education in finance, business or commerce with an emphasis in real estate, land development or urban land economics.
An understanding of and ability to develop financial pro forma models.
Highly proficient in Microsoft Excel and Word.
Excellent attention to detail and accuracy.
Demonstrated organizational and multitasking skills, competence in data analysis, problem-solving, research, due diligence, employing innovative ideas and using sound judgment.
Enthusiastic and willing to be a hands-on team player, contributing to a constructive working environment.
