Island Caretaker Assistant

Sidney Island is one of the Southern Gulf Islands located between the southwest coast of British Columbia and Vancouver Island, just east of the town of Sidney.

The northern end of the island is part of the Gulf Islands National Pak Reserve. The southern part of the island is a private, 1800 acre, off grid, bare land strata which consists of 300 acres sectioned off into 111 private strata lots and 1500 acres of common property.

Island access is by boat, a rock breakwater protecting 67 slips and dock allows year round access to owners; or by plane, on a 2,700 foot grass airstrip.

The common property offers miles of maintained roads and hiking trails throughout the island as well as beach access to pristine, sandy beaches.

Sallas Strata Corporation is currently recruiting for the position of Part Time Island Caretaker Assistant. The successful candidate will assist the Sidney Island Caretaker in aspects of general property maintenance involving a variety of duties including but not limited to :

• General Common Property Maintenance
• Road Maintenance
• Dock and Trestle Maintenance
• Barge Ramp Maintenance
• Airstrip Maintenance
• Environmental monitoring
• Other duties and projects as assigned.

Skills Needed :

• Handyperson competence with carpentry and mechanical skillsets
• Ability to take direction, complete tasks in an efficient and professional manner
• Ability to work independently and demonstrate initiative
• Ability to learn and be flexible

Qualifications :

• 3 - 5 years maintenance experience
• Physical strength for the tasks required
• Recent criminal record check
• Ability to work three 8 hour days per week, with the occasional request to be available for and to respond to after-hours emergencies
• Timely access to Sidney Island an asset

This position is to start at 3 days / week at a contract rate of $30 / hour, with the potential to move towards permanent full-time employment.

This job description outlines the primary areas of responsibility for the Island Caretaker Assistant. The Employer reserves the right to change these responsibilities dependent upon the needs of the Property from time to time.

The Services shall include but not limited to :

GENERAL :

The Island Caretaker Assistant has, under the direction of the Island Caretaker, Property Manager and / or the Strata Council, the authority and the right to exercise the powers of the Strata Corporation in connection with operational issues of the Strata Corporation’s property on Sidney Island within the functional areas noted herein.

In general, the responsibilities of the Island Caretaker Assistant are :

• To look after the Strata Corporation’s property and assets on the island including, without limitation, property maintenance, fire precautions and security
• To see that the Strata Corporation’s directions, activities and initiatives are carried through successfully;
• To be knowledgeable of and enforce the Bylaws and Rules of the Strata Corporation;

The scope of work for the Island Caretaker Assistant is as set out below. The Island Caretaker Assistant’s tasks and priorities will be established from time to time in consultation with the Island Caretaker, Strata Council or its designated representative :

• Maintenance Maintain and construct the following Strata Corporation assets :
• Roads grade, resurface, fill potholes, construct new roads or driveways; clear after windstorms, remove fallen trees.
• Ditches ensure ditches are clean, re-ditch as required, install culverts.
• Parking lots maintain existing and create new as required, gravel and ditch.
• Walkways construct and gravel as required.
• Trestle to dock clear walkway, repair roller on ramp, brace as required.
• Floating dock
• Monitor the dock regularly for storm damage, replace timbers, decking, skirting and tie rails as required.
• Perform emergency storm repairs as required.
• Maintain as required, including supervision of those hired to help with maintenance.
• Barge ramp repair road to ramp and ramp itself as required.
• Airstrip mow airstrip, replace windsock as required, clear ditches.
• Other duties as required.

A boat to commute to and from Sidney Island is preferred, but not required.
