Our client, a reputable owner / developer, is looking for a Regional Property Manager who will be overseeing a portfolio of 4 residential towers of approx.

800 units. The company is growth and the portfolio under management is expected to grow up to approx. 2000 units. The Regional Property Manager will report into the Director of Property Management, while managing their own small team of direct reports and providing indirect leadership across multiple departments.

Regional Property Manager Duties & Responsibilities :

Annual Planning & Budgeting : Work with Marketing and Property Managers to prepare annual operating and capital budgets for each property.

Submit budgets for approval and adjust plans as needed to maximize revenue and control expenses.

• Performance Monitoring : Review monthly operating statements to evaluate property performance. Make necessary adjustments to stay on budget and meet financial goals.
• Project Management : Collaborate with the management team to oversee major projects, including selecting contractors, negotiating contracts, and ensuring successful completion.
• Property Inspections & Maintenance : Conduct regular inspections of properties, monitor vacancy rates and accounts receivable, and address issues as they arise.
• Risk Management : Work with Property Managers to manage risks, review incidents, and handle insurance claims. Lead response efforts during catastrophic events.
• Record Keeping : Ensure all operational records and documentation are maintained accurately.
• Customer Service : Ensure high levels of customer service for both residents and employees. Address escalated issues and oversee property communications.
• Team Leadership : Participate in hiring, onboarding, and training team members. Lead and motivate the team, provide feedback, and conduct regular meetings.
• Administration & Reporting : Monitor lease renewals, approve expenditures, and compile monthly reports on property performance for senior management

Regional Property Manager Qualifications :

• Minimum 7-8+ years of progressive experience in residential property management or hospitality, ideally with experience working on high-rise or large portfolios
• Fully Bilingual English & French
• Bachelor’s degree in Business, Hospitality, Real Estate or related preferred
• Understanding of the Residential Tenancies Act and related legislation and regulations
• Industry specific designations or certifications such as CPM / RPA are considered an asset
• Strong financial acumen and extensive experience with budget management
• Strong people management experience leading and motivating small teams that are high performing, while fostering a positive culture.
• Excellent communication skills, written and verbal
• Strong interpersonal skills and the ability to cultivate working relationships both internally and externally
• Strong organizational skills with the ability to multitask
• Ability to work under pressure
• Proficiency in MS Office, Yardi strongly preferred

Regional Property Manager Compensation :

The successful candidate will receive a base salary between $110,000-$130,000 dependent on experience, a healthy performance-based bonus, and comprehensive benefits plan.
