Here’s where you’ll be focusing :

  • Soutenir la coordination, le développement et la mise à jour du plan stratégique selon les besoins (planification du réseau).
  • Évaluer, sélectionner, recommander et négocier des transactions immobilières (baux, acquisitions, cessions, renouvellements) afin de réaliser le plan d'investissement.
  • Soutenir la planification du réaménagement du site existant, y compris l'ajout de CRU.
  • Négocier la documentation (bail, sous-location, PSA, accord d'affiliation, accord d'approvisionnement en carburant, etc.
  • Aider à la réalisation de l'analyse de rentabilité des projets, y compris les études de marché, la budgétisation et la modélisation pro forma pour obtenir l'approbation de la direction générale.
  • Coordonner avec notre équipe de construction et d'ingénierie les questions immobilières avant et pendant la période de construction.
  • Diriger le conseil juridique de l'entreprise et le conseil juridique externe dans la préparation des documents nécessaires.
  • Diriger les cessions de biens immobiliers redondants et non stratégiques conformément au plan de cession de l'entreprise (y compris les ventes, les baux et les sous-locations).
  • Gérer les exigences en matière d'autorisation, y compris celles de la municipalité, du MTQ et du ministère de l'environnement.
  • Fournir un soutien continu aux opérations pour tout projet nouveau ou de remplacement, du début à la fin.
  • Rencontrer les promoteurs, les responsables municipaux et les représentants des autorités de réglementation avant et pendant le processus de développement et représenter les intérêts de l'entreprise au fur et à mesure de l'avancement du projet.
  • Recrutement de commerçants de la concurrence NTS (new to shell)
  • Participer à la décision concernant le ROFR

What you have to offer :

  • 3-5 years of fuel / convenience / Retail property sector experience.
  • strong background with real estate contracts (Purchase and sale agreements, commercial leases and other legal documents)
  • Knowledge of the retail market in Quebec and Atlantic Provinces (Ideally knowledge fuel / convenience and supermarket network)
  • Team and Project management skills.
  • Post-secondary degree completion.
  • Exceptional communication skills.
  • Effective negotiation abilities.
  • Proactive and solution-oriented mindset.
  • Strong multitasking and adaptability.
  • Proficiency in MS Word, Excel, and Outlook.
  • Detail oriented with experience in analyzing legal documents, working with complex calculations and preparing presentations
  • Excellent command of oral and written French and English
  • Flexibility to travel anywhere in Quebec / Atlantic and occasionally in other provinces of Canada.
