Davara is looking to hire a Property Manager to oversee the full scope of operations, management, and administration of their portfolio. This is a hands-on, high-responsibility role that has evolved to include greater ownership of financial performance, operational efficiency, and long-term asset value.

As the successful candidate, you will be accountable for ensuring that properties are well-maintained, operating efficiently, and aligned with the company’s objectives. You will take a lead role in budgeting, tenant relations, lease administration, and capital planning, while coordinating maintenance and repairs to ensure the highest standard of service. This position requires a proactive, solutions-focused professional who takes pride in ownership and accountability.

Additional responsibilities will include:

  • Oversee all day-to-day property operations, collaborating closely with teams in accounting, leasing, and asset management to ensure seamless execution;
  • Engage and manage service contracts for essential building maintenance, including janitorial, HVAC, elevator, landscaping, and other necessary services to ensure optimal functionality;
  • Develop and manage annual operating plans and property budgets, ensuring timely execution of capital improvements while maintaining financial efficiency;
  • Provide timely and accurate property operations reports, monthly variance reports, keeping stakeholders informed and ensuring transparency in performance;
  • Assist with accounting, including period end accruals and year end preparation and review;
  • Monitor and manage receivables, review, approve, and code all expense invoices and ensuring the collection of all rental income, while generating and/or reviewing comprehensive monthly financial reports;
  • Enforce contract and lease agreements, administering properties in line with approved budgets and established operating policies to maintain consistency and compliance;
  • Ensure adherence to building/fire codes, corporate governance, environmental, health, and safety policies and procedures, guaranteeing full compliance across all operations;
  • Ensure the effective execution of Property Management policies, procedures, and operations, maintaining high standards of service and efficiency;
  • Address occupant issues promptly and effectively, ensuring resolutions are cost-efficient while maintaining strong communication and rapport with tenants;
  • Identify and implement opportunities to improve operational efficiency, reduce costs, and enhance overall property performance;
  • Develop, motivate, and supervise staff, including building operators and third-party service/maintenance staff, fostering a positive and productive work environment.

Requirements

Qualifications:

  • Bachelor’s degree in Business or related field;
  • CPM or RPA designation preferred or willingness to obtain;
  • 3–5 years of commercial property management and leasing experience, including exposure to lease negotiations, administration, and tenant relations;
  • Knowledge of operational procedures, maintenance, base building systems, construction, and contract negotiation;
  • Experience with variance analysis and financial reviews;
  • Proficient in Microsoft Office; Yardi experience is a plus.

This exciting full-time opportunity offers a competitive total compensation package in the range of $80,000 to $95,000 annually, plus benefits, with the potential for bonuses based on value added.

This role is best suited for a salaried professional who is comfortable taking ownership of their portfolio, including the occasional need to address urgent matters outside of regular business hours. While after-hours work is the exception rather than the norm, Davara strives to recognize and balance this commitment.

While this is intended to be a full-time position, there is some flexibility in hours for an exceptional candidate, depending on individual needs and experience.
