Responsibilities

As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities include, but are not limited to :

• Respond to tenant service requests (such as heating / cooling calls) and emergencies, in a professional manner
• Perform daily rounds and log readings
• Review and complete daily entries into engineer's log
• Complete preventive / demand maintenance tasks on HVAC, plumbing mechanical and life safety systems input data histories into CMMS
• Start-up / shutdown and operation of major building equipment using BAS
• Ensuring maximum energy efficiency, inspect / operate / maintain and repair mechanical / electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system,
• Perform minor repairs : replace washers / faucets; clear sinks, toilets and drains; clear grease traps / sumps; re-pack valves; replace pumps / motors; reset breakers, etc.
• Maintain / align fan / air handling units. . complete air filter changes, belt inspection / replacement
• Complete general mechanical / maintenance duties
• Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting
• Demonstrate a proficiency in the proper use of basic hand tools (., socket sets, wrenches, pliers, screwdrivers, saws and hammers, .
• Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
• Demonstrate a proficiency in the correct usage of all personal safety equipment.
• Troubleshoot / repair building automation system
• Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting
• Monitor work of contractors / external service providers to ensure adherence to company / industry standards
• Participate in review of operating policies / procedures as required
• Complete maintenance of metal / plastic pipe systems
• Conduct chemical treatment tests
• Work in compliance with Occupational Health and Safety Act and other applicable codes
• Escalate unusual events / occurrences to supervisor
• Conduct generator tests
• Support the appearance and safety of the property
• Pump teardown / minor repairs / alignment
• Perform general building maintenance / repairs (., lighting, door repairs.
• Assist other classifications / trades as required

Qualifications

Minimum Requirements include :

BES diploma; 3rd or 4th class Operating Engineer; or Ontario trades certification of qualification

Two or more years in the operation and maintenance of facilities

Ability to communicate effectively in English (oral and written)

Required to carry a mobile device

Work requires some exposure to more intense situations when responding to service requests

Work requires utilizing tools / repairing systems that could cause physical injury if not handled / operated following safety practices / procedures

Physical demands :

Exposure to elements - majority of work indoors; some exposure to outdoor environment

Lifting requirements - maximum 50 lbs.

Repetitive physical effort - majority of work is non-repetitive

Elevated working conditions - use of ladder; scissor lift (training required), etc.

Confined space may be applicable (training required)
