Building Operator

Responsibilities

As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities include, but are not limited to :

Respond to tenant service requests (such as heating / cooling calls) and emergencies, in a professional manner

Perform daily rounds and log readings

Complete preventive / demand maintenance tasks on HVAC, plumbing mechanical and life safety systems

Start-up / shutdown and operation of major building equipment

Ensuring maximum energy efficiency, inspect / operate / maintain and repair mechanical / electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system,

Perform minor repairs : replace washers / faucets; clear sinks, toilets and drains; clear grease traps / sumps; re-pack valves; replace pumps / motors; reset breakers, etc.

Ensure that mechanical rooms and all other work areas are kept in a safe, clean, and organized state. Including completing any required painting

Demonstrate a proficiency in the proper use of basic hand tools (., socket sets, wrenches, pliers, screwdrivers, saws and hammers, .

Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting

Work in compliance with Occupational Health and Safety Act and other applicable codes

Escalate unusual events / occurrences to supervisor

Conduct generator tests

Qualifications

Minimum Requirements include :

BES diploma 5th class Operating Engineer; or trades certification of qualification

Four or more years of experience in the operation and maintenance of facilities

Ability to communicate effectively in English (oral and written)
