Job description
What will you do?

In this role, you will have the opportunity to drive the finance origination, underwriting and reporting processes for new developments, re-developments, and investments/acquisitions within your debt portfolio. The Analyst plays a central role, working cross-functionally with other departments (e.g. Development, Investment, Asset Management, Leasing, Accounting, etc) and industry professionals. You will continually be challenged with complex projects and eventually grow to lead the debt process from start to finish within your portfolio. You will have a direct impact on capital stack strategy and how we approach lenders and source competitive loan structures and terms. You will be a key contributor in maintaining the risk management process and looking at pipeline projects, debt maturities, as well as loan structures to ensure that Dream is protected. Your aptitude to learn and take on new projects will deepen your knowledge of the real estate industry and in different asset classes.

Every day is different, providing new experiences and learning opportunities. You will be surrounded with and supported by dynamic colleagues who work hard and enjoy the work we accomplish together. • Instructing and interacting with third party partners during loan close process, including but not limited to; joint venture partners, property managers, external consultants, and legal representatives as well as internal asset managers and investment teams.
  • Maintain debt database records, ensuring all key debt terms and conditions, as well as lender reporting requirements are tracked following loan execution.
  • Collaborate with Accounting, Strategic Finance and Asset Management teams to perform risk monitoring of Dream’s debt portfolio to manage compliance and maturity rollover risks, including review of historical results, forecasts, refinancing underwriting, borrowing base and covenant calculations.
  • Coordinate lender financial and compliance reporting.
  • Consult with cross-functional teams to collect necessary information for formulation of lender consent requests and respond to lender inquiries.
  • Coordinate debt portfolio operations, including interest rate management, loan draws and repayments from dispositions, and project/property/portfolio level financial and risk analyses to provide debt optimization recommendations and action plans to senior management.
  • Preparing monthly debt management report for senior executive to support business decisions.
