PURPOSE OF THE POSITION
Reporting to the Manager, Building Services, the Maintenance Worker III performs a variety of maintenance and repair duties related to plumbing, painting, electrical and mechanical.
Carries out heavy cleaning and grounds-keeping tasks and transports heavy furniture, equipment and supplies to various locations throughout the facility.
Assists in checking and maintaining HVAC systems, and performs routine security duties.

Located in the Oakridge area of Vancouver, B.C., Louis Brier Home and Hospital is an Exemplary Status accredited long-term care facility situated next to the Weinberg Residence (Assisted Living Suites and Multi-Level Care, both Private Pay).

Resident and employee safety is a priority and a responsibility shared by everyone at LBHH / WR, and as such, the requirement to continuously improve quality and safety is inherent in all aspects of this position.
RESPONSIBILITIES
1. Identifies nature of malfunction, and performs mechanical maintenance and repairs on equipment such as wheelchairs, carts / wagons, commodes, and beds and tables by cleaning, disinfecting, greasing / oiling, replacing castors, checking brakes, checking / changing bearings, tires, tubes, wheels.
Disassembles, and reassembles equipment as required. Performs regular maintenance check on suction machine. Checks and changes filters in ice machines and room-unit air-conditioners.
Performs maintenance and repairs on food services appliances such as blenders, toasters, mixers.
2. Performs electrical maintenance and repairs such as replacing light bulbs, ballasts and fluorescent tubes; replacing light switches, plugs, sockets and receptacles;
repairing call bells, changing / oiling bathroom electrical fan units.
3. Performs plumbing maintenance and repairs such as changing washers, unplugging drains, replacing bowl’s seal rings, overhauling flushometers, changing taps, changing sink and bowl "P" traps, removing and replacing broken sink units and toilet bowls.
4. Repairs walls and ceilings by patching and sanding; applies paint and other finishes by brush, roller and / or spray;
removes and replaces coverings such as tiles, linoleum and carpets.
5. Performs carpentry maintenance such as removing / replacing door handles and locks, attaching pictures and drapery hardware and repairing broken furniture.
6. Monitors preventative maintenance procedures for relevant equipment; recommends repairs and purchases as required; provides liaison and routine assistance to technicians and contractors as necessary.
7. Performs heavy cleaning duties such as washing outside windows and removing garbage.
8. Assists with maintenance of grounds and building exterior by cleaning patios and courtyards, removing snow and ice, cleaning gutters and drains, removing debris from lawns, and watering lawns using portable hoses and sprinklers.
9. Transports heavy and / or bulky equipment and furniture throughout facility; re-arranges furniture in lounges and dining areas for special events;
moves outdoor furniture seasonally to and from storage areas.
10. Performs emergency preparedness activities such as checking fire extinguishers and assisting to coordinate emergency response drills.
11. Checks operation of heating and domestic hot water boilers; checks boiler expansion tank level, recharges tank when necessary;
checks roof-top units and fans, changes filter; adds / tests chemicals to hot-water heating system; and adjusts thermostats, sets up temperature recording instruments when necessary.
12. Reports non-routine maintenance situations or malfunctions to Manager.
13. Ensures safety of residents and reports any adverse event or near misses immediately.
14. Performs other duties as required.
QUALIFICATIONS
Grade 10 plus two years’ recent, related experience or an equivalent combination of education, training and
experience that provides knowledge of building trades and related services such as Building Service
Worker training.

Working Hours : Sunday to Thursday 8 am - 4 pm
Salary Wage : $27.10 Hourly
