Project Manager – Ground-Up Student Residence & Academic Building
Location: Peterborough, Ontario
Salary: $140,000 – $180,000

A recognized and award-winning developer-builder with over 40 years of experience delivering premier residential and mixed-use communities across Canada and the U.S. The company has constructed more than 14,000 homes, ranging from custom builds and low-rise communities to mid/high-rise condominiums, affordable rentals, and mixed-use developments.

Position Overview

The company is seeking an experienced Project Manager to oversee the delivery of a new ground-up Student Residence and Academic Building in Peterborough, Ontario. The ideal candidate brings strong technical expertise in Ontario’s construction landscape, exceptional leadership ability, and proven experience managing complex, large-scale projects from pre-construction through commissioning.

This is an on-site management role requiring day-to-day leadership, coordination, and hands-on execution throughout all phases of the project.

Key Responsibilities

  • Lead and manage the full project lifecycle—from pre-construction, design coordination, and procurement through construction, commissioning, and turnover.

  • Develop, maintain, and monitor detailed construction schedules (MS Project, Primavera P6, or equivalent).

  • Prepare and update project budgets, forecasts, cost reports, and cash-flow projections.

  • Oversee construction sequencing, critical path activities, and long-lead procurement.

  • Coordinate effectively with general contractors, consultants, trades, and internal stakeholders.

  • Act as the primary on-site contact for consultants, authorities having jurisdiction (AHJs), and senior management.

  • Run weekly coordination meetings, safety reviews, and progress updates.

  • Provide guidance and oversight to site teams, ensuring strong performance and adherence to project goals.

  • Ensure compliance with Ontario Building Code, OHSA, and all applicable municipal, provincial, and federal regulations.

  • Identify risks proactively and implement strategies to maintain schedule and cost control.

  • Maintain quality control, coordinate inspections/testing, and enforce project standards.

  • Oversee permitting, utility coordination, and municipal approvals.

  • Review, approve, and manage subcontractor invoices, change orders, RFIs, and progress draws.

  • Support value-engineering initiatives and maintain strong cost-control practices.

  • Perform additional duties as required to support project success.

Required Experience & Qualifications

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related discipline.

  • 10+ years of project management experience in the construction industry, with minimum 3+ years overseeing projects valued above $100M.

  • Strong working knowledge of Ontario construction codes, permitting processes, and regulatory requirements.

  • Proficiency with construction management software (Procore, MS Project, Bluebeam, MS Office).

  • Excellent communication, negotiation, and leadership skills.

  • Strong understanding of CCDC and CCA contracts and supplementary conditions.

Work Conditions

  • Full-time, on-site role (management trailer).

  • Fast-paced environment with tight timelines and critical deadlines.

  • PPE required while on site.
