We are seeking a highly skilled and experienced Project Manager to lead the successful planning, execution, and delivery of our diverse portfolio of real estate development projects in Montreal. The ideal candidate will be a strategic thinker with a demonstrated ability to manage complex projects from conception to completion, while ensuring adherence to quality, budget, and schedule objectives.
Requirements
Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related field required; PMP or equivalent certification preferred.
Minimum of 5 years of project management experience in real estate development, with a focus on residential and mixed-use projects.
Proven track record of successfully delivering complex projects on time, within budget, and to the highest quality standards.
Strong leadership and team-building skills, with the ability to motivate and inspire multidisciplinary teams towards achieving common goals.
Excellent communication, negotiation, and problem-solving skills, with a collaborative and customer-centric approach to project delivery.
Proficiency in project management software (e.g., Microsoft Project, Primavera), and familiarity with BIM and other construction management tools.
Knowledge of Quebec's construction regulations, building codes, and permitting processes.
Key Responsibilities
Oversee all phases of project development, including feasibility assessment, site acquisition, design and permitting, construction, and turnover to operations.
Develop comprehensive project plans, schedules, and budgets, and track progress against key milestones and deliverables, identifying and mitigating risks and challenges proactively.
Coordinate project teams, including architects, engineers, contractors, and consultants, fostering collaboration and effective communication to ensure alignment with project goals and objectives.
Manage the procurement process, including bid solicitation, vendor selection, contract negotiation, and administration, ensuring compliance with regulatory requirements and company policies.
Monitor construction activities, conduct regular site inspections, and address any issues or discrepancies promptly to maintain project quality, safety, and compliance with design specifications and building codes.
Manage project finances, including tracking costs, approving invoices, and forecasting expenditures, and implement cost-saving measures and value engineering initiatives where feasible.
Facilitate stakeholder engagement and communication, including regular updates to senior management, investors, and community stakeholders, and address any concerns or inquiries in a timely and transparent manner.
Ensure project documentation is accurate and up-to-date, including contracts, permits, drawings, and approvals, and facilitate the timely closeout and handover of completed projects to operations.
