Position Overview

Chard Development is seeking an experienced Project Coordinator wanting to take the next step or an Assistant Development Manager that wants exposure to some of the largest and most exciting multi family projects in both Victoria and Vancouver.

Reporting to the Director of Development, the ideal candidate will play an integral role in supporting and participating in day-to-day tasks to drive the development process forward.

Key Responsibilities

  • Assist the Development Managers in all aspects of development projects
  • Assist with creating project plans, development and construction schedules
  • Assist with ensuring critical dates and quality requirements are met
  • Assist with coordinating project consultants through all stages of development to ensure project deliverables are achieved
  • Communicating with consultants and contractors during the construction process to acquire necessary details to improve project information flow
  • Assist with ensuring consistency in Chard Development design standards across all projects and developing / updating documentation
  • Lead smaller scale projects under guidance from the Development Team and Chard Development Management team

Other Areas of Responsibilities

  • Assist with preparation for all regulatory approvals;
  • Assist with the review and monitoring of architectural and engineering plans, requests for information, Site Instructions and Change orders, construction budgets and scheduling;
  • Assist, facilitate and coordinate project consultants, trades and construction managers through the entire project life cycle; improve project flow;
  • Assist with preparing consultant budgets and retaining letters for approval;
  • Coordinate design and completion of sales / leasing centre design and construction;
  • Support in job close-out, post-mortems, strata concerns, and warrantee issues
  • Assist with management of RFPs, contracts, addendums, change orders and purchase orders through the development and construction process
  • Assist with coordination public engagement events
  • Keep up to date on local competition, market conditions and relevant development bylaws, regulations, and guidelines;
  • Stay current on market trends in multi-family residential market which impact the amenities or suite configuration desired by prospective purchasers / tenants
  • Review consultant invoices for accuracy and completeness against budget and commitments
  • Manage and track the internal invoice approval process
  • Maintain accurate files and organizational standards
  • Prepare correspondence, presentation materials, meeting minutes and agendas
  • Assist with ensuring the neighbor agreements are followed during the construction process
  • Other ad-hoc duties as required by the Development Team or the Chard Development Management Team.

The Team Member We Seek

To consider this role, we ask that you have :

  • Two to three years of direct experience with multi-family development projects (other asset classes will be considered)
  • Current knowledge of approvals processes, construction, and project delivery.
  • Business acumen and a strong understanding of project financials and proformas;
  • Knowledge of design and ability to read design drawings
  • Strong computer skills with proficiency in MS Office (Outlook, Excel, and Word). Familiarity with Bluebeam and Autodesk is an asset
  • Excellent communication and interpersonal skills.
  • Creative thinker with strong problem-solving abilities.
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment.
  • Enthusiasm, drive and genuine passion for real estate
