Reportingto the Director, Asset Management and Business Performance, this position willassist in achieving deliverables related to the Real Estate Services andOperating Budget functions for Facilities Management and Development (FMD).
This position will lead the negotiation andreview of various property agreements. This role will support in achieving andmonitoring Objectives and Key Results (OKRs) related to property such asdeveloping a land strategy to recommend how to extract value from excess landsand passive buildings.
This positionwill also assist in looking for grant opportunities for capital projects, helpin preparing / submitting applications for external grants, and assist thedirector in the monthly and quarterly operating budget monitoring andforecasting for FMD.
KeyResponsibilities :
- Lead the negotiation for new leases / licenses andrenewal of existing leases / licenses.
- Lead the negotiation and coordination with the City ofEdmonton and other entities for Right-of-Way (ROW) agreements.
- Review the terms and conditions of property agreementsbefore approval and execution.
- Prepare and review payments and receivables for allleases, licenses, and all other property agreements.
- Assist in the purchasing and selling / disposition ofreal properties, which includes reviewing contracts and tracking importantconditions.
- Assist in the procurement / hiring of real estateservices (agents) to facilitate the selling, acquisition, and leasing of someproperties.
- Coordinate with NAIT’s legal office to review allproperty agreements before execution.
- Assist in the development of a land strategy toextract value from excess lands and passive assets / buildings.
- Assist in the maintenance and updating of NAIT’s RealProperty Policy and Real Property Acquisition and Disposition Procedure.
- Support in monitoring and achieving OKRs related toproperty and operating budgets.
- Develop annual operating budgets for all leased sitesand monitor expenditures.
- Monitor, review, and analyze monthly operatingexpenditures and variance explanations for all sections in FMD.
- Assist in searching for external capital grantopportunities and help in preparing / submitting grant applications.
- Coordinate and prepare required reports forgovernment-funded projects.
- Support the development of an integrated capitalbudget plan for infrastructure assets.
Skills& Abilities :
- Ability to effectively collaborate with various internaland external stakeholders to handle real estate services.
- Demonstrated commitment to valuing differences,willingness to listen to stakeholders, and ensuring diverse perspectives areheard.
- Strong financial skills are needed in the developmentand monitoring of operating budgets for all leases and different sections inFMD.
- Ability to think strategically to assist in thedevelopment of a land strategy to extract value from excess lands and passiveassets.
- Strong written and verbal communication skills.
Qualifications :
- Diploma in business, commerce, or other equivalentrelevant education is required, but a degree is preferred.
- At least three years of related experience in realestate services.
- Effective verbal and written communication skills.
- Equivalencies will be considered.
Remuneration : $64,791.48 $ 87,098.70 annually, plus a comprehensive benefits package. (Classification Admin Officer II).
Thisposition is covered by the Alberta Union of Provincial Employees (AUPE)Collective Agreement.
