The Maintenance Technician, reporting to the Maintenance Manager, is a professional with a practical mind and attention to detail. The Maintenance Technician is responsible for providing an exceptional and consistent customer service experience in all interactions with our Residents. They will be responsible for the completion of all maintenance requests in occupied suites, vacant suites, common areas, amenity spaces and grounds of the property.
The role is responsible for ensuring maintenance repairs are completed on a timely basis to ensure resident satisfaction and safety is in alignment with procedures and service level agreements.

Maintenance
Review service concerns submitted and respond in a professional and timely manner. Ensure proper workflow for all maintenance work orders are completedComplete scheduled preventative maintenance work on the building, reporting any concerns and ensuring follow up is donePerform general and specialized maintenance requests which can include but is not limited to the following : minor plumbing, electrical, HVAC, carpentry, and renovation (drywall, painting, flooring, and / or cabinetry) repairsEnsure maintenance repairs are completed on a timely basis to ensure resident satisfaction and safety (within 24 hours)Complete scheduled inspections of suites on an annual basis, pre-vacate and pre-delivery to ensure our standards are being maintainedTake initiative to correct deficiencies, as necessaryRespond to after-hours calls when on callMaintain a clean work environment at all timesMonitor external contractor progressUtilize technology to accurately drive productivity and continuous improvement for maintenance service deliveryComplete maintenance logs and ensure accuracy and compliance to company policyAssist with solid waste collection, including litter pick up throughout the grounds, emptying exterior waste receptacles, ensuring waste bins are available for the waste removal truck, sanitation of all waste bins and monitoring of garbage and compactor roomsResponsible for performing a wide variety of tasks and functions that involve the care and maintenance of the grounds of the property (including but not limited to grass areas, shrubs, trees, plants, care and maintenance of fences, driveways, parking lots, etc.)Clean and sanitize waste bins and compactor roomEnsuring loading dock, storage rooms and mechanical rooms are maintained for cleanliness, ventilation and pest controlOther duties as requiredHealth & Safety
Ensure all vendors and contractors comply with the established health and safety legislation and policy, and immediately address any infractions, hazardous conditions, or damaged equipmentFollow prescribed Personal Protective Equipment (PPE), health and safety regulations and procedures in compliance with Ministry of Labour lawsEnsure compliance with all legislation, including but not limited to, the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario’s Occupational Health and Safety Act Administration and Reporting
Document and report all maintenance work order records electronically via Mobile Doorman in a timely mannerdetail work completion or if outside contractor work is required to complete the maintenance work orderQualifications :
High school diploma required, College diploma or trades certification in relevant field preferredSkilled in repair and maintenance of building systems, including, but not limited to minor plumbing, electrical, mechanical, HVAC and miscellaneous renovation repairsSelf-starter with high degree of initiative, agility, flexibility, and professionalism.Exceptional communication (written and verbal) and interpersonal relationship skillsIntermediate level knowledge of MS Office and basic knowledge of Yardi an assetAbility to work with a diverse group of people and interests while being culturally awareAbility to work flexible hours, including on call
