Due to growth, we are currently seeking a Director of Operations to join our TGA Property Management team. This position reports to the General Manager, Commercial Property Management and plays a key leadership role in supporting Real Estate Operations across a large and diverse portfolio of industrial and commercial properties.
Responsibilities
- Support the General Manager in executing operational and financial strategies for the industrial and commercial property portfolio
- Oversee day-to-day property management activities to ensure assets are operated efficiently, safely, and in accordance with company standards
- Collaborate closely with the Building Operations department to ensure timely maintenance, repairs, capital improvements, and overall building performance
- Monitor financial performance of properties, including operating expenses, recoveries, and variance analysis, and report findings to the General Manager
- Assist with annual budgets, forecasts, and year-end reconciliations and recoveries
- Ensure lease administration functions are carried out accurately, including rent billing, escalations, recoveries, and compliance with lease terms
- Support tenant relations by addressing escalated concerns, fostering strong long-term relationships, and ensuring a high level of tenant satisfaction
- Participate in property inspections to identify operational risks, maintenance issues, and opportunities for improvement
- Assist with leasing and marketing efforts for vacant industrial and commercial spaces in coordination with the Leasing team
- Help develop, implement, and maintain property management processes, policies, and procedures
- Ensure consistency and compliance with internal controls, reporting standards, and company policies
- Provide leadership, guidance, coaching, and performance management to property management staff
- Identify opportunities for operational efficiencies, cost savings, and service improvements across the portfolio
- Support special projects and initiatives related to Real Estate Operations as required
Required Knowledge and Experience
- 5–8 years of progressive experience in Industrial and/or Commercial Property Management
- Strong understanding of commercial real estate operations, tenant relations, and lease administration
- Demonstrated leadership experience with the ability to support, mentor, and develop team members
- Experience working collaboratively with Building Operations, Leasing, and Finance teams
- Working knowledge of budgeting, operating expenses, recoveries, and financial reporting in commercial real estate
- Experience with YARDI (Voyager 7S) considered a strong asset
- Strong organizational skills with the ability to manage multiple properties and priorities effectively
- Sound judgment and problem-solving skills with the ability to identify and mitigate operational and financial risk
- Effective communication skills, both written and verbal, with the ability to interact professionally with tenants, vendors, and internal stakeholders
- Proficient in MS Word, Excel, and Outlook
- Reliable vehicle required for travel to various properties
