Job Description & Summary

Our Real Estate Advisory team part of PwC Canadas Real Assets practice within Deals helps public and private sector clients create protect and unlock value across the full real estate and real asset lifecycle. We advise developers investors lenders REITs pension and sovereign funds corporate occupiers and governments on strategy transactions valuations development financing and portfolio optimization. With deep sector expertise paired with PwCs full spectrum of services and the latest technology we develop practical real-world solutions to the industrys most complex challenges.

Whatyoullcreate and do

As a Senior Associate youll work as part of a team of problem solvers helping to solve complex business issues from strategy to execution.Responsibilities include but are not limited to:

• Advise real estate and real asset clients (developers investors lenders REITs funds corporateoccupiersand the public sector) on strategy transactions valuationsfinancingand asset optimization across the real estate lifecycle

• Build andmaintaincomplex real estate financial models including discounted cash flow development feasibility hold/sell highest-and-best-useand portfolio scenario analyses (experience with ARGUS Enterprise considered an asset)

• Support buy-side and sell-side transactions including financial and commercial due diligence data roomsupportand Q&A coordination

• Contribute to drafting reports presentations information memoranda businesscasesand feasibility studies of a financial and commercial nature

• Conduct market research demandanalysisand benchmarking across residential commercial retail industrial hospitality and mixed-use asset classes

• Conduct financial risk and sensitivity analysis to support investmentdevelopmentand financing decisions

• Consolidateandanalysemultiple data sources working with datavisualisationand analysis tools where needed

• Understand and assessclientneeds to provide them with information essential to making informed decisions

• Develop an in-depth understanding of real estate sectors and trends including capital markets development ESG and sustainability in the built environment

• Perform industry researchparticipatein thought leadership initiatives in real estate and developnew ideasand innovative solutions to problems

• Develop your network of business relationships in the public and private sector as well as in the community of lenders investors brokers legaladvisorsand technical advisors

• Contribute to the preparation of proposals and pitch decks andparticipatein business development initiatives

• As a real estate specialist collaborate with other lines of service within PwC toidentifyand win assignments

• Coachsupportand review the work of junior team members fostering a culture of continuous development

• Contribute to the development of the Real Estate Advisory / Real Assets practice and the PwC brand

Whatyoullbring to this role

• A university degree ina relevantdiscipline (real estate finance economics business accounting urban planning engineering architecture etc.)

• Two or more years of relevant experience in real estate advisory valuations corporate finance development private equitylendingor transaction advisory (ideally within a professional services / Big Four advisory or investment environment)

• Proven technical and analytical capabilities including strong financial analysis and financial modelling skills applied to real estate assets and portfolios

• A solid understanding of real estate fundamentals valuation methodologies corporate financeprinciplesand investment analysis

• Experience with real estate valuation and modelling tools such as ARGUS Enterprise and advancedproficiencyin MS Excel and PowerPoint will be considered an asset

• Strong communicationpresentationand writing skills including the ability to understand and effectively summarize complex documents and distil data into actionable recommendations

• An interest in upskilling for a digital world and technology trends an openness to learning new tools (including AI-enabled solutions) and adapting how you work

• A demonstrated commitment to valuing differences and working alongside diverse people and perspectives

• Flexibility and adaptability to a fast-paced and ever-changing environment with the ability to balance competing priorities

• Confidencedesireand ability to learn all aspects of the real estate sector in a shorttimeframe

• A taste for teamwork on complex and often demanding projects

• A professional designation (or an interest in pursuing one) such as CFA CBV CPA RICS AACI or PMP will be considered an asset

• Proficiencyin English;proficiencyin French (oral and written) will be considered an asset

The salary range for this position is $58400 - $97500. The posted salary range represents the expected hiring range for PwC locations in major city centres. Given our national recruiting approach ranges may vary for positions in other locations. At PwC Canada base salary is determined by your skills experience qualifications and work addition to base salary eligible employees may have opportunities to participate in variable incentive pay programs which are designed to reward individual and firm-wide achievements.
