On behalf of our client, Matchbox Consulting Group is seeking an accomplished and results-driven Project Director to lead and oversee the delivery of large-scale real estate development projects for our Vancouver-based developer-builder firm.

As a Project Director, you will play a pivotal role in managing the entire lifecycle of mixed-use, residential, and commercial projects, ensuring they are delivered on time, within budget, and to the highest quality standards.

This senior leadership position requires extensive experience in development, construction, and team management, with a strong focus on achieving organizational goals.

Key Responsibilities :

Strategic Project Leadership :

  • Oversee the planning, design, and construction phases of multiple development projects.
  • Establish and manage project goals, schedules, budgets, and key milestones.
  • Ensure alignment between development objectives, construction execution, and organizational strategy.

Team Management and Collaboration :

  • Lead cross-functional teams, including internal staff, consultants, and contractors, to achieve project objectives.
  • Mentor and support project managers and other team members, fostering a culture of excellence and collaboration.
  • Ensure effective communication and decision-making across all stakeholders.

Budgeting and Financial Oversight :

  • Develop and manage project budgets, ensuring financial feasibility and profitability.
  • Monitor project costs, cash flow, and contingency reserves, implementing corrective actions as needed.
  • Approve significant expenditures, change orders, and contracts.

Stakeholder Engagement :

  • Act as the primary liaison with key stakeholders, including investors, municipal authorities, community groups, and partners.
  • Represent the company in meetings, public hearings, and negotiations.
  • Build and maintain strong relationships to advance project and organizational objectives.

Risk Management and Problem-Solving :

  • Identify and mitigate risks across project timelines, budgets, and quality standards.
  • Resolve conflicts and unforeseen challenges efficiently and effectively.
  • Implement robust quality assurance and control processes to ensure project integrity.

Regulatory and Environmental Compliance :

  • Ensure all projects comply with local zoning, permitting, and building codes in Vancouver.
  • Integrate sustainability practices and ensure adherence to green building standards, where applicable.

Performance Reporting and Documentation :

  • Provide regular updates to executive leadership on project status, risks, and financial performance.
  • Maintain comprehensive project documentation, ensuring transparency and accountability.

Qualifications :

  • Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field; MBA or equivalent is an asset.
  • 15+ years of experience in real estate development and construction, including leadership roles.
  • Proven track record of successfully delivering large-scale, mixed-use, residential, or commercial projects.
  • Strong knowledge of Vancouver’s real estate market, zoning regulations, and permitting processes.
  • Expertise in project management methodologies, construction best practices, and financial acumen.
