ACML is actively seeking a Manager, Technical Services located in Toronto, ON whose main responsibilities will include, but are not limited to, the following : Responsible for delivery of in-scope services and compliance with contract requirements; ensuring ACML exceeds expectations and commitments as specified by the contract Service Level Agreement (SLA) and the Key Performance Indicators (KPIs). Monitor equipment servicing repairs, supervise and coordinate electrical and mechanical activities which include but are not limited to the development and upkeep of the preventative maintenance program, coordination of maintenance scheduling, troubleshoot maintenance issues. Direct and supervise related contracted services ensuring service provided is satisfactory and meets all requirements such as applicable regulations and standards. Included are mechanical, electrical, life safety, and other related building trades. Investigate equipment failures, technical problems and failure rates, and provide detailed reports identifying root cause failures. Ensure work performed by in-house and contractor staff is in compliance with client standards and building codes. Participate in the development of short and long-term plans for the facilities infrastructure, acquisition of capital equipment and supplies, and for the expansion of services (i.e., project management). Assist with project development including project design criteria, work scope, technical documents, cost estimates, schedules, execution strategies, and other project related documents. Maintains the Computerized Maintenance Management System (CMMS) including preventative maintenance schedules and plans; reviews and adjusts schedules as necessary according to building system maintenance requirements; ensures each scheduled review is consistent with good engineering and safety practices. Participate and / or assist in the management of grievances and labour relations matters by performing duties such as responding to grievances, consulting with Human Resources personnel and / or the Senior Manager, Technical Operations as required, providing information and attending union / management meetings and arbitrations. Maintain an effective and timely preventative maintenance program and the distribution of work orders to front line staff. Conduct random reviews of work completed by site staff; ensure maintenance logs are maintained. Schedule site staff and arrange for adequate coverage for vacations and / or absent employees. Develop / maintain standard operating instructions and procedures for equipment and systems. Assists with tenders for renovation / repair projects as required; provides input into the recommendation of contract awards. Assess complex electrical, mechanical, pneumatic and HVAC equipment and associated support equipment. Prepare monthly / periodic reports comprising of completed preventive maintenance, tenant requests, utility usage, budget status, equipment failures, occurrence reports and emergency incidents. Ensure areas of responsibility are compliant with health and safety program requirements; including but not limited to : performing workplace inspections (including equipment conditions), conducting incident investigations, ensuring protective equipment, devices / clothing are used by staff, ensuring staff complete health and safety training / education, and participate in training initiatives. Participate in and support other duties as assigned. WHAT WILL YOU BRING? Trades Qualification as a journeyman in a relevant trade, or Electrical Engineer, or Ontario Industrial Electrical Trade Certificate, Electrical Technology degree or Technologists diploma; 5 – 7 years’ experience with Electrical and Mechanical systems Minimum 2 years direct supervisory experience or an equivalent combination of education, training and experience. Knowledge / understanding of Occupational Health and Safety Act, Building Codes, Employment Standards Act and applicable Standards / Regulations. Advanced level computer skills (i.e., Microsoft Office – Excel, Word, PowerPoint, Outlook), AutoCAD, and maintenance management systems. WHY SHOULD YOU APPLY?
