L'opportunité

Relevant du Vice-Président, Location, le Directeur(trice), Location a comme principale rôle la location des espaces commerciaux dans les différents centres commerciaux dont il / elle aura la responsabilité.  Il (elle) négocie les ententes de location tout en surveillant les besoins des différents détaillants et en tenant compte des nouveaux emplacements, des renouvellements, des agrandissements et des terminaisons.  Le titulaire doit analyser la performance des détaillants, anticiper les départs et contribuer à l’amélioration constante des propriétés pour lesquelles il / elle est responsable.

Principales responsabilités

  • Procéder à la location des locaux disponibles dans les centres de même que les nouveaux espaces tout en respectant les objectifs budgétaires et en améliorant le mixte commercial des propriétés.
  • Procéder au renouvellements, agrandissements d’espaces existants, relocalisations et cessations.
  • Maintenir des relations constantes avec les locataires et développer de nouvelles relations avec des locataires potentiels afin de maximiser le taux d’occupation des propriétés.
  • Développer et maintenir des relations d’affaire avec les divers partenaires de l’industrie (locataires potentiels, détaillants, courtier immobilier, communauté d’affaire)
  • Négocier les ententes de location, tant au niveau des termes financiers que du volet légal en collaboration avec des avocats internes et externes.
  • Coordonner les dossiers de location avec les différents départements (construction, légal, opération, marketing) afin d’assurer un suivi des dossiers et une exécution efficace des projets tout en maintenant une bonne collaboration avec les différents intervenants.
  • S’assurer que les baux sont renouvelés à temps et qu’un suivi est fait auprès des détaillants afin de connaître leur appréciation du centre, leur performance ainsi que leur intérêt pour de nouveaux projets.
  • Compléter des pro forma ainsi que d’autres outils financiers pouvant servir de documents de référence pour approbation interne.
  • S’assurer que les espaces vacants soient publicisés et annoncés adéquatement en travaillant avec l’équipe de marketing et les gestionnaires de propriétés.
  • Être présent sur les médias sociaux afin de promouvoir les réalisations et accomplissements de la compagnie et se tenir informer des nouveautés.
  • S’informer constamment des nouvelles tendances des marchés et de la compétition.
  • Effectuer certaines tâches administratives telles que les formulaires d’offre de location, de renouvellements, des espaces vacants ainsi que la mise à jour constante du système du location utilisé par le département de location.
  • Participer à l’élaboration de brochures et livrets de location.
  • Participer aux réunions et aux différentes conférences touchant l’immobilier commercial tel que les ICSC et les différents forums immobiliers.
  • Participer à l’élaboration de stratégies afin d’atteindre les objectifs de location.
  • Effectuer les déplacements requis dans le cadre de ses fonctions.

Formation / expérience requise

  • Diplôme universitaire de premier cycle en administration ou dans un domaine connexe;
  • 5 à10 ans d’expérience dans un poste similaire;
  • Bilinguisme, anglais et français,  essentiel tant à l'oral qu'à l'écrit;
  • Avoir un permis de conduire valide;
  • Avoir une bonne expérience des relations avec la clientèle et de bonnes habilités en négociations;
  • Être structuré avec un sens de l’organisation et une attention aux détails;
  • Avoir de bonnes aptitudes à défendre son point de vue, à travailler efficacement en équipe et supporter ses collègues de travail;
  • Démontrer du leadership, de l’initiative et de la créativité;
  • Avoir une bonne connaissance du marché immobilier;
  • Maîtrise de MS Office.

    Your New Role

    Reporting to the Vice President, Leasing, the Director, Leasing has the main role of leasing commercial spaces in the various shopping centres for which he will be responsible.  He / she negotiates lease agreements while monitoring the needs of different retailers and considering new locations, renewals, expansions, and terminations.  The person in this role must analyze the performance of retailers, anticipate departures, and contribute to the constant improvement of the properties for which he / she is responsible.

    Key Responsibilities

  • Lease the units available in the centres as well as the new spaces while respecting budget objectives and improving the commercial mix of the properties.
  • Carry out renewals, expansions of existing spaces, relocations, and closures.
  • Maintain constant relationships with tenants and develop new relationships with potential tenants to maximize the occupancy rate of the properties.
  • Develop and maintain business relationships with various industry partners (potential tenants, retailers, real estate brokers, business community)
  • Negotiate lease agreements, both the financial terms and legal aspects, in collaboration with internal and external lawyers.
  • Coordinate the leasing files with the different departments (construction, legal, operation, marketing) to ensure an efficient execution of the projects while maintaining a good collaboration with the various stakeholders.
  • Ensure leases are renewed on time and follow up with retailers to determine their appreciation of the centre, their performance, and their interest in new projects.
  • Complete pro forma and other financial tools that can be used as reference documents for internal approval.
  • Ensure that vacant spaces are advertised, by working with the marketing team and property managers.
  • Be present on social media to promote the achievements of the company and stay informed of new developments.
  • Constantly stay informed of new market trends and competition.
  • Perform certain administrative tasks such as rental offer forms, renewals, vacant spaces and constant updating of the rental system used by the leasing department.
  • Participate in the development of leasing brochures and booklets.
  • Participate in meetings and conferences related to commercial real estate such as ICSC and various real estate forums.
  • Participate in the development of strategies to achieve rental objectives.
  • Make the necessary travel in the course of his / her duties.
  • Training / Experience Required

  • Holds an undergraduate university degree in administration or related field.
  • 5-10 years of experience in a similar position.
  • Bilingual
  • Have a valid driver’s licence.
  • Good customer relationship experience and negotiation skills.
  • Be structured with organization and attention to detail.
  • Good ability to advocate, work effectively as a team and support co-workers.
  • Demonstrate leadership, initiative and creativity.
  • Good knowledge of the real estate market.
  • Proficiency in MS Office.
