Unlimited Building Solutions is on the hunt for a skilled and detail-oriented Commercial Estimator to join our growing team. If you're passionate about the pre-construction phase and thrive on accurately predicting project costs to ensure successful outcomes, this is your opportunity to play a pivotal role in our commercial projects. We're looking for someone who can expertly navigate blueprints and specifications, build strong relationships, and contribute to our continued success.
What You'll Do:
As our Commercial Estimator, you'll be the financial architect of our projects, responsible for the following key areas:
- Cost Analysis & Estimation: Prepare comprehensive estimates for commercial construction projects. This includes accurately calculating probable costs for materials, labor, equipment, and subcontracts based on contract bids, quotations, schematic drawings, and detailed specifications.
- Tendering & Bidding: Advise on effective tendering procedures, meticulously examine and analyze incoming bids, recommend tender awards, and lead contract negotiations to secure the best value.
- Process Optimization: Establish, maintain, and continuously improve our tendering processes to enhance efficiency and accuracy.
- Cost Control & Reporting: Develop and implement robust cost monitoring and reporting systems. You'll prepare regular cost and expenditure statements and forecasts throughout the project lifecycle to keep stakeholders informed.
- Resource Management: Maintain and expand our comprehensive directory of trusted suppliers, contractors, and subcontractors, ensuring we always have access to reliable partners.
- Collaboration & Communication: Act as a key liaison, consulting and communicating effectively with engineers, architects, owners, contractors, subcontractors, and other project stakeholders. You'll also prepare economic feasibility studies for proposed changes or adjustments to cost estimates.
- Project Coordination (as needed): Depending on project scope, you may assist in managing and coordinating aspects of construction projects and preparing detailed construction progress schedules.
What You Bring:
To excel in this role, you should possess:
- Proven Estimating Experience: Demonstrated experience as a Commercial Estimator within the construction industry.
- Technical Acumen: Strong ability to read and interpret blueprints, architectural drawings, and project specifications with precision.
- Analytical Skills: Exceptional analytical and mathematical skills, with a keen eye for detail and accuracy in cost calculation.
- Negotiation Prowess: Solid negotiation skills for effective tender awards and contract discussions.
- Communication & Interpersonal Skills: Excellent verbal and written communication skills, with the ability to build and maintain strong professional relationships with diverse stakeholders.
- Software Proficiency: Experience with estimating software, project management tools, and Microsoft Office Suite (especially Excel).
- Organizational Skills: Highly organized with the ability to manage multiple estimates simultaneously, prioritize tasks, and meet deadlines.
- Problem-Solving: Proactive approach to identifying potential cost impacts and developing solutions.
- Education: A degree or diploma in Construction Management, Quantity Surveying, or a related field is an asset.
