The Position :
My client are currently seeking an experienced Resident Manager to manage a large rental building comprising of over 200+ market rental units with commercial tenants at grade.
The property is located in the Greater Vancouver area. Reporting to a Property Manager, the Building Manager ensures that the property is being managed and maintained to a high level of operation.
You will be tasked with completing minor maintenance work including changing light bulbs, preventative maintenance and coordinating with trades for more complex work.
You will be working closely with tenants and therefore a strong focus on customer service is essential.
The Requirements :
- Maintain and monitor building services and building systems;
- Perform daily inspections and regular preventive maintenance of mechanical systems and life safety systems; maintain and operate various building management systems and equipment as scheduled.
- Ensure common areas are clean, free from litter, and in a good state of repair at all times;
- Minor carpentry, painting, electrical (light bulbs / tubes), and plumbing repairs;
- Ensure all regulations within the building are followed including permits and licenses, zones and by-laws, fire and safety codes, operating codes (elevators, electrical, mechanical, structural, etc.).
- Coordinate and oversee contractors / trades performing work on the site including maintenance contracts to ensure services are being completed timely and in accordance with the service agreement;
- Provide access and building orientation to contractors working in the building.
- Provide building management services to the Residential and Commercial spaces of the building;
- Maintain common areas;
- Prepare Incident Reports related to accidents, incidents, and damage to the property;
- Attend to emergencies;
- Preparing and maintaining accurate records as required;
- Adhere to corporate policies, rules and regulations;
- Maintain control and records of the building’s key, fob, security systems, storage and parking;
- Showing of rental suites;
- Complete Move-In and Move-Out inspections as required and ensure all documentation is completed in accordance with the RTA;
- Resolve tenant complaints, queries and maintenance requests;
- Observe the BC Freedom of Information and Protection of Privacy Act and secure all records, digital and otherwise.
- Follow all Residential Tenancy Act Rules and Regulations;
