Senior Property Manager Residential Real Estate Montreal, QC Competitive Compensation Package

Hays is proud to partner with a national REIT looking to grow their operations team in Montreal. We are looking for an experience property management professional to manage a flagship portfolio across the greater Montreal area totaling up to 1500 units.
The ideal candidate has experience supporting a high volume of properties, managing people leaders, strong administrative / accounting skills, has strong building systems knowledge, excellent customer service skills and is a natural leader with a proactive way of work.
Your new role
- Supervise and direct project staff (leaders, landscaping, maintenance, cleaning, security and customer service).
- Work closely with the human resources department to fill vacant positions.
- Conduct final interviews for new project associates.
- Establish training for new project associates, raise staff awareness of workplace health and safety policies and complete workplace accident forms, when necessary.
- Carry out performance evaluations and organize meetings with staff, as required.
- Reward, encourage and motivate staff, impose disciplinary measures, when necessary.
- Plan shifts; approve overtime. Review and verify staff timesheets.
- Check the quality of the interior and exterior maintenance of the buildings. Check the condition of the apartments when the tenant changes (apartment rotation).
- Be ready for the Vice President’s Quality Control quarterly.
- Control stocks for building operations. Supervise the ordering of parts and supplies by project. Ensure that the project has all the necessary equipment to operate efficiently.
- Coordinate advertising, as required.
- Analyze the current state of the market and make recommendations accordingly (rental rates, pay scale, etc.).
- Ensure effective and ongoing property management. Maintain weekly analysis sheets. Control building costs for both maintenance projects and current expenses.
Review building operation checklists and regularly update building statistics.
- Develop professional relationships with tenants. Respond as soon as possible to tenant questions, concerns, etc.
- Coordinate payment defaults.
- Perform financial analyses. Control income and expenses. Prepare budgets. Analyze the financial statements of the buildings.
Carry out any appropriate market study.
Is responsible for incorporating health and safety program into daily activities, which includes being a role model by respecting safety instructions in his management interventions and work, conducting inspections to reveal dangerous practices or conditions and quickly correcting them, holding regular meetings to reiterate safety conditions and general safety policies and participating in workplace incident investigations.
What you need to succeed
To succeed in this role, you will bring with you 5+ years of experience as a property management in a residential environment, experience managing a team property managers, comfortable with operational (OPEX / CAPEX) budgets, good knowledge of preventative maintenance, experience with the TAL, Experience with MS office and real estate software's and are bilingual.
