POSITION OVERVIEW
The client is seeking an experienced Project Manager to join their Construction Team. This position will oversee projects located throughout Vancouver Island, from Victoria to Comox. The Project Manager will be responsible for planning, scheduling, budgeting, and controlling construction activities to ensure successful project deliveryon time, within scope, and on budget.
Requirements & Qualifications :
- Degree or diploma in Architecture, Engineering, Construction Management, or a related field (preferred)
- Proven experience managing construction projects from start to finish
- Strong understanding of budgeting, forecasting, and labour management
- Highly organized and detail-oriented with strong time management skills
- Excellent written and verbal communication skills
- Ability to work collaboratively with cross-functional teams
- Demonstrated success in managing subcontractors, change orders, and project schedules
- Commitment to safety, quality, and efficiency on the job site
Key Responsibilities :
Review general contractor (GC) contracts and verify project scope against estimatesDevelop and issue project budgets and financial forecastsCollaborate with the Project Accountant and Controller to align project financialsWork with the Purchasing team to secure supplier agreements and negotiate pricingNegotiate subcontractor agreements and issue scope of work lettersCoordinate with the Director of Field Operations to implement labour and installation strategiesReview and manage submittals, shop drawings, and returned approvalsDevelop and maintain mechanical construction schedules, including labour loadingOversee and coordinate subcontractor activities with Field SupervisionManage change order processes and documentationReview site instructions (SI), RFIs, and other communications for scope implicationsEnsure project documentation is complete and up to date with the support of Project CoordinatorsPrepare and submit monthly progress billingsParticipate in monthly construction review meetingsCollaborate with Field Supervision to develop and enforce QA / QC protocols (First-Time Quality)Apply for and manage all required permitsBuild and maintain positive relationships with GCs, suppliers, and subcontractorsEnsure timely completion of project closeout documentation prior to substantial completion
