The Property Manager is primarily responsible for organizing, coordinating and supervising the financial and physical aspects of the day-to-day operations of a real estate portfolio.
This includes supporting the operating divisions, managing budgets, and implementing operational procedures and preventive maintenance programs to ensure cost-effective and efficient management of the portfolio's activities.
Your day-to-day
- Manage real estate assets in accordance with company policies, procedures and operations, within the framework of annual budgets approved by senior management.
- Administer procurement and construction projects, and oversee tenant improvements, renovations and restorations, ensuring compliance with all building and fire codes.
- Coordinate repair and maintenance requests to ensure they meet budgetary and operational expectations.
- Develop, submit and oversee annual operating and capital budget forecasts.
- Ensure that contracts and agreements are executed in accordance with agreed terms and conditions, in compliance with applicable legislation.
- Prepare purchase orders and obtain information on applicable costs to engage contractors and purchase services. Review invoices for accuracy and process payments.
- Perform and document building inspections, priority reports and variance reports.
- Follow-up to ensure all missing items are addressed in a timely manner.
- Develop and maintain effective relationships within the company and with all business groups.
Your profile :
- 5+ years in commercial property management.
- College or university degree in industrial property management, or relevant combination of education and experience.
- Experience in construction and / or transportation is an asset.
- Occasional travel is required. You must have a valid driver's license and access to a reliable vehicle.
- Attention to detail and a strong ability to solve problems with practical and effective solutions.
- Strong work ethic and team attitude, strong organizational, tracking and prioritization skills to manage multiple tasks / projects.
- Ability to interpret site and building plans, with a thorough understanding of real estate terminology.
- Experience in managing projects and investment programs.
- Excellent written and oral communication skills, in French and in English.
- Ability to work independently, with minimal supervision.
- Good knowledge of office software (MS Office).
