Overview
Reporting to theManager of Valuations, theAnalyst, Valuationsis responsible for assisting in valuation of assets and the development, implementation, monitoring and maintenance of key performance metrics and analytical models for Centurion Asset Management Inc. | Centurion Property Associates Inc. This will be a 12 month contract role with the possibility of extension.
Responsibilities
Relationship Development
Develop and foster positive relationships with internal and external stakeholders including Third-Party Appraisers, Consultants, Mortgage Brokers, Lenders and Lawyers.
Fair Value
Work with Third-Party Appraisers and internal departments to conduct the quarterly fair value calculation for each fund. Verify abnormal variances and identify non-recurring incidences to produce a normalized income for the fair value calculation. Assist in the preparation of quarterly fair value variance spreadsheet for Management review. Develop calculation models for fair value as needed. Ensure that all deadlines and critical dates are met.
Investment Analysis and Financial Modeling
Assist with the implementation and maintenance of the business analytics platform. Monitor trends for business insights and key performance indicators. Identify variances to help maintain business efficiency. Monitor quarterly rental rate movements for the Centurion Real Estate Investment Trust. Assist in the development and maintenance of financial and valuation models, assisting in calculation verification. Assist in the disposition processes. Assist with the completion of the internal rate of return calculations on realized investments. Assist various departments in implementation processes for financial platforms or systems. Work closely with the Executive Management team, providing key analytical data on a regular basis.
Operational Efficiencies
Assist with monitoring and identifying areas of operational inefficiencies or variances for all funds. Investigate, follow up on and resolve any issues that arise.
Refinancing
Assist with the financing and refinancing process by reviewing commitment letters, preparing the refinancing packages and providing theManager of Valuations with updates as required. Keep track of and maintain the internal mortgage schedule, ensuring that all maturing mortgages are addressed within the established timelines. Ensure all documentation is up to date and filed correctly. Complete other tasks as assigned by theManager of Valuationsand / or the President | CEO.
Requirements
- Bachelor’s degree in business, finance, accounting or Real Estate;
- 2-5 years’ experience in the Real Estate industry within an analytical role;
- Exceptional interpersonal, oral and written communication skills with the ability to present ideas effectively to both individuals and groups;
- Detail-oriented with excellent organizational skills and a strong ability to multi-task;
- Highly motivated and able to take the initiative required to excel in a deadline-oriented environment;
- Strong follow-up skills with the ability to effectively resolve problems in a timely manner using relevant information, sound reasoning and common sense;
- Excellent command of MS Office products : Excel, Word, Power Point;
- Demonstrated track record of analyzing financial analytics; and
- Pursuing the Chartered Financial Analyst designation considered an asset.
