We’re looking for a Building Operator to join our Building Services team in a unionized position under Local 787. You’ll be responsible for providing operational facility maintenance & repair services to facilities as required. The Building Operator will be trained on both building automation & computerized maintenance systems and is required to open and close work orders, monitor building systems and occupied / unoccupied spaces for cleanliness, order and function as required in daily, weekly, monthly and annual work routines. The Building Operator will also be required to be available for after‑hours response services based on an on‑call rotating schedule.

Duties & Responsibilities

  • Perform facility preventative maintenance and periodic semi‑annual and annual maintenance inspections as prescribed.
  • Perform visual inspections and operator maintenance duties as required by inspection work orders.
  • Work effectively with facility works maintenance teams, client staff on‑site as well as liaison with site inspections & regulatory services as required and directed by the O&M team lead.
  • Set up and remove chairs, tables and equipment for various functions and respond to any additional requests as directed or approved by the O&M Account Manager, O&M Assistant or O&M Team Leader.
  • Monitor various mechanical systems including general HVAC, boilers and refrigeration equipment; complete required logs and paperwork as well as computerized maintenance reporting.
  • Monitor ice on walkway areas, roof and review status of grounds, ensuring parking is under acceptable condition and report and treat poor conditions as needed.
  • Follow up to ensure grounds maintenance work request has been generated.
  • Carry out minor repairs (e.g. replaces glass, unclogs toilets); identify and report to Supervisor any issues or items requiring repair to building operations call center via service request.
  • Ensure that smoking regulations relating to by‑laws are enforced by reporting violations to building security or the call center.
  • Assist Facility teams & truck‑based teams as required (e.g. assisting in repairing as reasonably allowed).
  • May be required to participate in shift schedules or backing up other operators within the service zone area; must participate in on‑call rotation.
  • Maintain an adequate stock of maintenance supplies throughout the facilities; order new supplies as required by submitting request to call center or O&M Admin Assistant.
  • Respond to on‑site emergencies appropriately (e.g. vandalism, fire alarms, medical emergencies, etc.) and complete necessary paperwork in accordance with policies and guidelines.
  • Maintain safety standards as they relate to both the public and employees. Adherence to and understanding of current and new applicable legislated requirements including WHMIS and H&S policy.
  • Attend training sessions to maintain compliance with training requirements.

Qualifications & Job Requirements

  • The ideal candidate must have sound knowledge of building systems including :
  • Mechanical : boilers, chillers, cooling towers, refrigeration pumps, fans, motors, elevators, BAS and air conditioning controls.
  • Electrical : high voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, motor control centers, co‑generation units, critical power, emergency generators with UPS / wet cell battery management.
  • Strong understanding of facilities and maintenance requirements.
  • Valid driver’s license.
  • WHMIS, First Aid and CPR Certification would be an asset.
  • Strong ability to communicate effectively and professionally, both written and oral.
  • Previous industrial experience is an asset.
  • Ability to develop and sustain cooperative working relationships with tenants, internal staff, contractors, suppliers and the public.
  • Self‑motivated, professional and flexible; able to solve problems effectively.
  • Time‑management skills, able to work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities; ability to adapt to new ideas and constant changes.
  • Multi‑tasking and priority decision making skills; results oriented.
  • Able to work independently with minimal direction and respond quickly to emergency situations; organized and detail oriented.
