PROPERTY MANAGER

1. Reports to The Board of Directors

2. Job overview

Under the general supervision of the Board of Directors, the Property Manager is responsible for the overall and day-to-day management of the Co-operative.

3. Remuneration

$26 - $32 / hr (dependent on qualifications) plus HST, for twenty-four hours (24) per

week, on site.

4. Language English essential (oral and written)

Functional French would be an asset (oral)

6. Main duties

  • Ensures that the Co-op’s building and property are safe and in working order.
  • Attracts residents, shows units, and explains advantages.
  • Obtains referrals, perform security checks, and fills vacancies.
  • Collects members’ deposits and other fees.
  • Accomplishes financial duties by collecting and controlling housing charges, managing the Rent-Geared-to-Income (RGI) program (training provided), paying bills, forecasting requirements, assisting in the preparation of annual operational and capital budgets, scheduling expenditures, analyzing variances, and initiating corrective actions.
  • Maintains property by investigating and resolving tenant complaints and / or repair requests, enforcing rules of occupancy, inspecting vacant units, and 2 completing repairs, planning renovations, contracting with landscaping and snow removal services.
  • Maintains building systems by contracting for maintenance services and supervising repairs.
  • Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.

Enforces occupancy policies and procedures by confronting violators.

Prepares reports by collecting, analyzing, and summarizing data and trends.

7. Qualifications

Education level : Post-secondary.

Experience :

1-Proven experience in property management and supervising employees

2- in applying / completing funding application agreements in coordination with contractors

3- in funding and managing large renovation / repair projects. Working knowledge of building installations and facilities.

Knowledge of applicable Acts (Housing Services Act, Human Rights Act, Residential Tenancies Act, Co-op Act).

8. Working conditions

Flexible working arrangements.

Training is available as required.

Time pressures caused by tight deadlines.

Closed office space and good equipment.

Occasional evening work.

Attendance of regular Board of Directors meetings.
