On behalf of our client, Matchbox Consulting Group is seeking a highly skilled and experienced Senior Project Manager (Owner’s Representative) to join our clients development team in Vancouver.
This role is pivotal in overseeing the planning, execution, and delivery of large-scale real estate development projects, ensuring alignment with the developer’s vision, quality standards, and financial objectives.
The ideal candidate has a strong background in project management, excellent stakeholder management skills, and extensive experience in real estate development, particularly in mixed-use, residential, and / or commercial projects.
Key Responsibilities :
Project Oversight and Leadership :
- Act as the primary representative for the developer, managing all phases of the project lifecycle from concept to occupancy.
- Develop and implement project plans, schedules, and budgets, ensuring alignment with the company’s goals and timelines.
- Monitor project progress and performance, identifying and mitigating risks.
Stakeholder Management :
- Serve as the key liaison between the developer, design teams, contractors, consultants, and regulatory authorities.
- Facilitate communication among all project stakeholders to ensure alignment and resolve issues promptly.
- Represent the developer’s interests at meetings, site visits, and during construction and design reviews.
Budgeting and Financial Oversight :
- Prepare and manage project budgets, tracking costs and approving expenditures to ensure adherence to financial targets.
- Review and approve cost estimates, change orders, and payment applications.
- Identify opportunities for cost savings without compromising quality.
Contract Management and Procurement :
- Oversee the selection, negotiation, and management of contracts with architects, consultants, and contractors.
- Ensure contractual obligations are met and address any disputes or non-compliance issues.
- Lead procurement efforts for materials and services in collaboration with internal and external teams.
Regulatory Compliance and Quality Control :
- Ensure projects comply with local building codes, zoning bylaws, and permitting requirements in Vancouver.
- Oversee quality assurance and control measures to meet design and construction standards.
- Conduct regular site inspections to monitor construction progress and resolve issues.
Reporting and Documentation :
- Provide regular updates to senior leadership on project status, risks, and milestones.
- Maintain comprehensive project records, including schedules, budgets, and key decisions.
Qualifications :
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
- 10+ years of experience in project management within real estate development, construction, or a related industry.
- Proven experience managing large-scale residential, commercial, or mixed-use projects in the Vancouver area.
- Strong understanding of project lifecycle, from design and permitting to construction and delivery.
- Proficiency with project management tools (e.g., MS Project, Procore, or similar).
- Excellent communication, negotiation, and problem-solving skills.
