Operations ManagerMetropolitan DistrictLocation : HRM, NSType of Employment : Full Time, PermanentUnion Status : Excluded (Non-Union)Competition # MET 24163Closing Date : November 22, 2024ResponsibilitiesPrimary AccountabilitiesCoordinate maintenance functions including supervision of both unionized and excluded staff, the safety and security of the tenants, and the day-to-day maintenance of projects.
Assist with the preparation and review of the operating, capital replacement and modernization and improvement budgets, special projects and monitoring and controlling expenditures.
Develop and maintain operating contingency and emergency plans for all properties.Assist in the development of priorities and financial forecasts.
61623; Manage & coordinate the NSPHA maintenance fleet as per policy.Ensure implementation of maintenance and preventative maintenance programs and the effective maintenance and upkeep of equipment, grounds, and buildings.
Ensure consistent implementation and application of NSPHA policies, procedures, and legislation by taking appropriate measures when necessary to ensure optimum effectiveness of operations.
Arrange for immediate response to all emergency situations in accordance with health and safety legislation and in conjunction with the Occupational Health and Safety Coordinator and / or the Occupational Health and Safety Supervisor.
Manage the NSPHA Metro District After Hours operations and coordinate efficient emergency response.Other duties as assigned.
QualificationsQualifications and ExperiencePost-secondary education in a related field plus five years' related experience.
Extensive knowledge of property management and building maintenance, building systems, including electrical, mechanical, and architectural.
Intermediate to advanced knowledge of Microsoft Office and Yardi Property Management software.Good judgment skills are needed when managing staff, determining work priorities and special projects, identifying the special needs of tenant groups, resolving grievances, and adhering to acts and legislation in a unionized work environment.
Work cooperatively with others and display a positive attitude to further the goals of the organization.Adaptable to change as the job requires, is receptive to new ideas and willing to try new methods and approaches.
Ability to exercise tact, diplomacy, sound judgment and initiative when investigating, questioning, and dealing with inquiries, requests, and submissions;
andPossess a valid Nova Scotia driver's license with access to a reliable vehicle for work purposes.Assets : Red Seal Journeyperson certification in a building trade.
Certified Property Manager (CPM), Accredited Residential Manager (ARM), or Certified Apartment Manager (CAM) designations.
Emergency First Aid and WHMIS certifications.Competencies required at this level of work are Leadership skills, Communication skills, Organizational skills, Interpersonal skills, Teamwork, Organizational skills, Client Orientation, and Initiative.
