Your new company Jim Pattison Developments (JPD) is the real estate division of the Jim Pattison Group of Companies (JPG).
JPG is one of the largest privately held companies in Canada with total annual revenues of $15 billion across multiple industries including : automotive, advertising, media, agricultural equipment, food and beverage, entertainment, exporting, financial, real estate and distribution services.
JPD (www.jpdevelopments.com) currently owns and manages over 300 income-generating properties in North America, totaling over 19 million square feet including 48 grocery-anchored shopping centres.
In Western Canada, JPD is also active in the development of new projects consisting of multi-family condo and rental residential, industrial, self-storage and retail commercial.
JPD recently completed the Burrard Place mixed use development. The Burrard Place development is architecturally significant and includes Vancouver’s tallest residential tower.
JPD also has plans to diversify the portfolio to include projects in other major centers across Canada. Your new roleReporting to the Vice President, Asset Management, the Asset Manager will be responsible for overseeing and managing a portfolio of retail properties primarily located in the BC Lower Mainland and will work with other departments of the company such as property management, accounting, development and construction.
The role encompasses comprehensive lease management, including handling new leases, renewals, and terminations, as well as tenant improvements.
It involves close collaboration with real estate brokers for third-party negotiations, scrutinizing lease documents, and strategizing to enhance revenue and property optimization.
The position requires a deep understanding of market conditions to inform decision-making and contribute to the development of shopping centers and facilities, ensuring design, tenant mix, and feasibility align with leasing objectives.
Operational goals are met by coordinating with property management, while financial oversight includes managing budgets, monitoring costs, and handling accounting tasks like forecasting and reconciliations.
The role also entails managing tenant relations, resolving disputes, and working with various stakeholders, including legal counsel and consultants, to monitor their performance.
Additionally, general office administration and travel to properties within a specific region are part of the responsibilities.
What you need to succeedThe ideal candidate is a dynamic, collaborative and driven individual that is passionate about developing a career in real estate.
You are an excellent communicator with strong business and financial acumen. You are a self-starter but also love to learn and soak up knowledge from those around you.
JPD are open to considering candidates with 5 years real estate experience (leasing, asset management, property management etc) with a relevant degree or professional designation plus strong interpersonal skills.
Most importantly, you have a positive attitude and genuine interest in real estate. What you get in return In exchange for your hard work and commitment you will earn an attractive compensation package including competitive base salary of $100,000-$140,000 (commensurate with experience level), bonus and RRSP matching.
The opportunity for learning and professional development is considerable. JPD currently work out of modern, well-appointed offices in Surrey with the opportunity to relocate the office to Downtown Vancouver (if preferred) in the Fall of 2024.
