Zehr Construction, the construction division of Zehr Group, is seeking a Finishing Site Superintendent to join our growing team.
In your capacity as Finishing Site Superintendent, you will be working with an assigned team, responsible for preparing unit(s) for occupancy with final preparation, cleaning, and general contract finishing.
AREAS OF RESPONSIBILITY - TASK DESCRIPTION
- Collaborate and direct field operations for projects from conception to completion
- Collaborate construction schedules to meet contractual obligations
- Review the project in-depth to schedule deliverables and labour
- Review the project plans and specifications and comment on schedule, constructability, possible cost-saving measures, and potential construction problems
- Inform the Project Manager of any errors, discrepancies, or omissions contained in the Project documents
- Coordinate all field personnel as required to meet project budgets and schedules and manage all field staffing requirements including all sub-contractors and suppliers
- Select tools, materials, and equipment and track inventory
- Coordinate all required testing and inspections
- Prepare weekly internal and external reports pertaining to job status
- Plan ahead to prevent problems and resolve emerging ones
- Analyze, manage, and mitigate risks
- Ensure quality construction standards and the use of proper construction techniques
- Maintain a neat and tidy site and meeting room
- Oversee all onsite construction to monitor compliance with building and safety regulations
- Eliminate deficiencies where possible and manage subcontractors to ensure timely remedial prior to and post PDI’s (Pre-Delivery Inspections), including preparation for occupancy inspections
- Coordinate the repairs of deficiencies listed on ZC punch lists and / or PDI lists
- Identify and assess construction deficiencies and perform repairs in a timely manner
- Prepare condos for inspections by the City for occupancy
- Perform various inspections as required for handovers at various stages of finishing and occupancies
- Ensure final cleaning units, inside and outside (weather dependent), pre and post-PDIs
- Providing a list of required materials and supplies to the direct supervisor on a daily and weekly basis.
- Meet regularly with the direct supervisor at designated times to discuss completed work and work to be assigned to trade and ZC workers
- Develop a constructive and helpful working relationship with all stakeholders and subcontractors
- Competent in reading and interpreting construction drawings and specifications
- Providing support to Site Superintendent on the job project site(s)
- Manage the housekeeping of the project site of any tools, debris, and equipment and efficiently complete tasks
- Perform and track other related duties as necessary, including minor duties of other trades where certification is not required and duties do not exceed employee limitations.
This is to be communicated with the Project Team to ensure necessary back-charges are formalized accordingly.
QUALIFICATIONS
EDUCATION AND EXPERIENCE REQUIRED
- Skill set in demolition, carpentry, and finishing tools and equipment
- Proficient in time management
- Meet all safety requirements and applicable safety policies
- Collaborative with other employees / crew based on task demands and interfacing with the client
- Knowledge of workplace safety, safe operation of tools, and safe lifting / handling
- General understanding and use of Procore construction software
- Knowledge of file management, transcription, and other administrative procedures
- Ability to work independently and as part of a team
- Extensive knowledge of the Tarion Ontario New Home Warranties Plan Act and regulations as it relates to condominiums
- Ability to read drawings and specifications is an asset
- First Aid is an asset
Compensation will be based on experience, education, and performance. Expenses will be paid on a monthly basis for car mileage in accordance with Canada Revenue Agency regulations.
Other related work expenses are to be approved. The regular office hours are from Monday to Friday. Compensation is based on a 44-hour work week.
