Description de posteValid Manitoba Property Manager licence (Manager or Supervisor level) under the Real Estate Services Act. Completion of the Principles of Property Management course (MREA). Minimum 3 years of recent experience in property management, including at least 24 months as a registered Property Management Representative within the past 36 months. Proven ability to work independently and manage competing priorities. Strong communication, organizational, and problem-solving skills. Experience managing both residential and commercial properties. Supervisory or team leadership experience. Background in tenant acquisition or marketing . Competitive salary — flexible and based on market rates for licensed Property Managers. Potential commission or incentive component , to be discussed based on experience and preference. Benefits package , including group insurance. 6 personal days per year . Cell phone credit and mileage reimbursement (negotiable). Standard hours : 8 : 30 AM – 5 : 00 PM , with occasional evening or weekend availability as needed (flexibility and time tracking options can be discussed). Mid-Senior level Full-time

My client has a growing property management company based in downtown Winnipeg. Their expanding portfolio includes a mix of residential and commercial properties. We are seeking a licensed, proactive Property Manager who thrives in a dynamic environment and can bring structure, initiative, and leadership to a company that’s continuing to evolve.
This is a great opportunity for someone who enjoys autonomy, can work with minimal direction, and is motivated to help shape operational best practices.
About the Role
The Property Manager will oversee a portfolio of residential and commercial properties, ensuring smooth operations, regulatory compliance, and high tenant satisfaction. You will coordinate with tenants, contractors, and ownership, and play a key role in driving the company’s growth and organization.
You’ll report directly to the owner and work with a dedicated team, including maintenance, bookkeeping, and on-site building support. As the portfolio expands, you’ll have input into future staffing needs and operational improvements.
Key Responsibilities
- Manage day-to-day operations for assigned properties, including tenant relations, rent collection, lease administration, and inspections.
- Coordinate and oversee maintenance and repair work, ensuring timely completion and quality control.
- Maintain strong, professional relationships with tenants, vendors, and contractors.
- Assist with budgeting, expense tracking, and operational reporting for ownership.
- Ensure compliance with Manitoba housing and property management regulations.
- Contribute to tenant acquisition, leasing, and marketing initiatives to maintain high occupancy.
- Identify opportunities for process improvements and portfolio growth.

They are currently in a period of growth — currently managing 18+ residential, apartment, and commercial properties with more acquisitions underway. The company is in the process of strengthening its operational structure, so this role will suit someone who can work resourcefully, organize processes, and take initiative without heavy oversight.
You’ll have the opportunity to shape how the property management division evolves — including providing input on staffing, systems, and workflows as the portfolio continues to expand.
