Agilus is recruiting for a Commercial Controller in the real estate industry in Victoria, British Columbia .

A Typical Day

Prepare monthly, quarterly, and annual financial statements for commercial properties

Ensure accuracy in CAM, recoveries, property taxes, and lease-related accounting

Support audits, year-end processes, and compliance requirements

Analyze property performance, variances, and portfolio trends

Assist in budgeting, forecasting, and reforecasting cycles

Build financial models for leasing, capital projects, and recoveries

Improve workflows, reporting, and data integrity within Yardi or similar ERP systems

Collaborate with operational teams and mentor junior accounting staff

Successful Candidates Will Have

CPA designation or active pursuit of CPA

3–6 years of progressive accounting or finance experience

Experience in commercial real estate or asset-based industries an asset

Strong understanding of financial reporting and variance analysis

Advanced Excel skills (pivot tables, lookups, financial modelling)

Experience with Yardi or similar property management systems preferred

Detail-oriented, analytical, and commercially minded

Strong communication skills and a collaborative mindset
